Live-in Superintendent

A South Etobicoke upscale Condominium Corporation is seeking a highly motivated live-in
Superintendent.

The Superintendent works under the direction of the Property Manager and Board of
Directors. They oversee the maintenance operations of the building to ensure the highest standard of safety and proactive preventative care.

In addition to being responsible for the day-to-day maintenance of the building and common elements, the Superintendent is required to cover the two sister buildings when their
Superintendents are off duty.

**Duties & Responsibilities**:

- Daily meeting with Property Manager updates on projects and issues
- Daily building inspection of: mechanical rooms, boiler, chiller rooms, fire pump room generator room, main electrical room and more
- Ensure all equipment is checked, and, all necessary monitoring of pressure, temperature and other readings are made in accordance with daily, weekly, monthly and annual checklists
- Attend to resident’s service requests in a timely manner; reported to Property

Manager immediately for further action when the task is beyond the scope of ability
- Maintain a clean, safe, and healthy environment, including common areas and housekeeping locations
- Maintain inventory of cleaning/maintenance supplies
- Respond to emergencies, including coordination with contractors and residents
- Perform Fire safety checks
- Perform maintenance tasks where a licensed technician is not required
- Perform seasonal duties as needed
- Maintain indoor pool, whirlpool and log daily readings
- Additional duties as per building needs, and, as required by the Property Manager

**Required Qualifications, Knowledge, Skills and Abilities**:

- Minimum of 3-5 years prior experience working in a large residential facility as a superintendent, including problem-solving related to fire, lighting, HVAC and other systems
- Excellent communication skills and ensure communication are respectful and professional with both residents and contractors.
- Ability to demonstrate effective and professional and respectful interactions with co
- workers.
- Demonstrated computer literacy is required
