Construction Project Manager

Greater Toronto Area, Canada SJOC Construction Inc. Full time

General roles, responsibilities, and job description includes and not limited to the following:

- Involvement in pre-construction and laying the groundwork for the project implementation.
- Oversee securing building permits, occupancy, and licenses when required.
- Setup and maintain online client communication portals.
- Create and manage project schedules using MS Project or similar.
- Update the project schedule daily and weekly according to the individual tasks planned and completed.
- Communicate constantly with the clients and provide bi-weekly / monthly updates as to the project status.
- Attend project progress meetings, ensure minutes are prepared/reviewed and distributed.
- Plan and coordinate with engineers, architects, trades, vendors, and clients, with consistent communication.
- Collaborate with Estimators in preparation of tender packages, including scopes of work for all trades to minimize scope gaps.
- Implement and oversee work breakdown structures and method statements for subcontractor work.
- Sourcing and enlisting subcontractors and personnel to complete the requirements of each project.
- Negotiate contracts with vendors to fulfill the project requirements.
- Issue RFI’s and change orders throughout the duration of the project, including negotiations, assessing costs, and outlining any schedule impacts.
- Update scopes of work as they evolve.
- Maintain continuous interaction with project team members and senior management.
- Monitor cost and quality of the work to ensure high standards are met.
- Complete your inspection forms and provide detailed reports for the project:

- Schedule adherence.
- Budget tracker.
- Quality assurances and controls.
- Safety compliance.
- Site walkthroughs.
- Secure, protect, and track the project materials, equipment, and assets at all times.
- Communicate the status on all projects to management weekly.
- Anticipate and resolve project issues and advise management of potential problems.
- Approve payment draws and final holdback draws of the subcontractors.
- Participate in overall project closeout.
- Ensure all Health and Safety standards are adhered to by all team members.
- Provide training to team members where required.
- Working knowledge of the applicable building codes and specific safety requirements.

**Job Types**: Full-time, Fixed term contract

**Salary**: From $100,000.00 per year
