**JOB SUMMARY**:
The Building Operator is accountable to the Operations & Property Manager for all daily and periodic activities related to the management of a portfolio of residential building(s). The Building Operator plays a key role in tenant relationships and client service, largely contributing to tenant retention and portfolio growth and sustainability programs. For efficient and timely coordination of tenant requests and all tenant-related activities at the property and across the entire organization to ensure that Tenants receive the highest level of service and that all company policies and procedures are adhered to at all times.

**KEY RESPONSIBILITIES**:

- TENANT RELATIONS - Serves as a point of contact addressing and assisting tenant move-in and move-outs which will include work orders, loading dock management, and ongoing common area maintenance requests, and minor repairs to suites.
- CUSTOMER SERVICE - Establishes and maintains strong relationships with various internal and external stakeholder groups with the intent of sustaining a level of trust and communication that enables effective management, oversight, and client service.
- Conduct property inspections at regular intervals with the objective of improving operational efficiency and extending the operational lifespan to all building systems. Ensure the building is maintained at the highest level of excellence.
- SUSTAINABILITY - Actively participates in the company’s environmental and Health and Safety policies and procedures to ensure continuous compliance. Reports and documents environmental Health and Safety incidents.
- Provides assistance in the managing of day-to-day operations.
- SERVICE CONTRACTS - Overseeing third-party contractors to ensure that the property is maintained and secured per the landlord’s specifications and maintenance contracts.
- COMPANY INITIATIVES - Support the Operations Manager in all company-wide tenant related initiatives such as, energy efficiencies, BOMA environmental programs and Tenant communications pertaining to such initiatives to ensure that a positive and consistent message is delivered to all tenants on a timely basis.
- OCCUPATIONAL HEALTH AND SAFETY - Collaboration with Operations Manager with and/or participates as a member of all relevant Occupational and Health and Safety Committees.

**Skills, Knowledge, Experience and Education**:

- Minimum 5 years of relevant work experience or equivalent
- Class 5 Ticket
- Basic understanding of security and cleaning procedures and requirements
- Understanding of sustainable building practices
- Valid driver’s license and access to a vehicle
- Working knowledge of MS Office Products - Word, Excel Yardi
