Reporting to the Project Director, you are an estimating professional with a minimum of 3+ years of experience working in multi-family, wood-frame and concrete high-rise construction projects with a General Contractor. You will perform quantity take offs, cost analysis, sub-trade negotiations, competitive bid management and document control while utilizing current estimating software (On Screen Takeoff). Working independently or with mínimal supervision, you will support estimating activities involved in preparing project budgets for developing proformas and construction budgets.

**What you’ll do**:

- Analyze plans, specifications, proposals, and other documentation to prepare budgets for projects, performs complete estimates (Class D through Class A) on selected projects consisting of project site visit, quantity take-offs of labor, equipment, and materials pricing for self-perform and trade work, allowances, and presentation of the estimate for management review
- Assist with bid document control and documenting, organizing, and archiving all information relating to the estimate for successful transfer to the project team
- Review all project related documents and utilizes project and industry knowledge to identify risks and opportunities associated with the project
- Develop and maintain strong relationships with all stakeholders, including subtrade partners and suppliers
- Maintain a log of suppliers, equipment rental rates and qualified subcontractors
- Upload drawings/specifications to FTP site for sub-trade use during bidding
- Investigate job sites prior to finalizing budget to evaluate site accessibility and current/future conditions that may affect construction methods and costs
- Prepare subcontractor scope of work packages and solicits competitive pricing from subtrade partners and suppliers, uploading documents to FTP site for sub-trade use during bidding
- Complete detailed reviews of vendor and subcontractor pricing. Provide recommendations on pricing that should be carried
- Prepare and submit RFI’s to clarify any concerns identified while estimating the project
- May perform other related duties as assigned

**What you’ll bring**:

- Minimum 3 years of experience as an estimator in multi-family, wood-frame and concrete high-rise
- Post-secondary education of a diploma or degree related to Construction Management, Quantity Surveying, Estimating, Engineering or related education
- Ability to read drawings, specifications, and other construction documents with the ability to assess the level of completeness. Knowledge of construction costs and budgets, ability to develop a project schedule
- Experience working for a Developer or pre-construction with a General Contractor is considered an asset
- Proficiency in computer skills and strong working knowledge of MS Project, Bluebeam, ProCore, Excel and other construction management software. Must have experience using OnScreen Take-Off software.
- Conflict resolution and conflict management experience
- Highly organized with superb time management skills with the ability to work in a team environment; able to manage multiple priorities and work under pressure
- Excellent communication skills and interpersonal abilities
- References that support your leadership and ability to build relationships
- Certification in Project Management, Construction Management, etc. would be an asset
