Role Summary
Reporting to the Chief Engineer, 3CP EU while collaboratively supporting the Director of Facilities Management; the Maintenance Lead role is a hands-on position that oversees the mechanical systems, building maintenance and exterior grounds for a new highrise development in Surrey. Working with the Chief Engineer to maintain and ensure the systems are running effectively and efficiently, responding to any service requests, preventive maintenance and emergency situations. Additional scope includes supporting the properties common areas and lobby restaurant helping to maintain the property, grounds and associated systems. Maintains a professional demeanor and provides excellent customer service. Ensures prompt completion of maintenance request work orders and the proactive maintenance program that is in place.
Key Accountabilities
- Working with the Chief Engineer to oversee the mechanical assets at Century City; ensuring systems are running efficiently and effectively
- Responsible for ongoing monitoring, maintenance and repairs of HVAC, plumbing and civil work in the common areas of the property (door hardware, painting, drywall repairs etc)
- Completes work order requests and manages a preventative maintenance program utilizing Yardi C.M.M.S. software
- Ensures daily log readings, on utility, mechanical & electrical equipment
- Provides all required and applicable reports as required
- Responds in a timely and effective manner to emergency situations & events such as, but not limited to, leaks, power outages and environmental conditions.
- Assists with common area repairs and inspections; including the lobby restaurant
- Contributes to capital projects as required
- Assists with service contracts and contractor and vendor activities as required
- Maintains cleanliness and organization of the work areas
- Ensures adequate supply of materials and critical equipment stock is maintained and stored on site
- Research and prepare the necessary purchasing paperwork for approval and receive accordingly
- Conduct and complete other works relevant and required of the position
- Active member of the Joint Occupational Health & Safety Committee (JOHSC) and ensures WorkSafe BC (WSBC) requirements are up-to-date; training and records are maintained for all in-house staff and 3rd party contractors, in collaboration with the Chief Engineer.
- On call and after hours work as required
- Actively participates in the rotational on call schedule

Education & Experience
- High School diploma or equivalent, plus three (3) to five (5) years' recent related maintenance experience.
- Proficient with mechanical systems and Direct Digital Control systems and C.M.M.S software.
- Some technical training in and knowledge of basic plumbing, electrical, building repairs, carpentry, heating and ventilation systems, WHMIS and fire and safety systems.
- Power engineering experience and/or certification preferred.

Required Knowledge, Skills, & Abilities
- Effectively read and translate building drawings, operational & maintenance manuals, etc.
- Working knowledge of mechanical and electrical systems, equipment and building controls
- Experience working with computer maintenance management systems
- Ability to work well in time sensitive situations
- Ability to understand systems sequences of operation and translate to otherwise
- Demonstrable service, interpersonal and analytical skills
- Exceptional organizational, multi-tasking and prioritizing skills in a fast-paced work environment
- Strong verbal and written communication
- Maintain a flexible schedule to meet the business needs of a 24/7 environment, including weekends, evenings, and holidays. Available for emergency calls
- Effectively troubleshoot, diagnose and rectify building related problems
- Exemplify core values and enjoy working in a culture of accountability
- Must be able to lift 50 pounds
