**JOB SUMMARY**
The Building Operator’s role is to ensure that the building(s) are being maintained in a safe and environmentally responsible manner and to the highest level of operational efficiency. This position is based and required on-site. Responsibilities to include the efficient operation and maintenance of building systems for the assigned property(s). The Building Operator will be required to maintain a clean and safe working environment, performing rounds, conducting routine assessments, performing of day
- to-day preventive and corrective maintenance, painting, and housekeeping for assigned properties.

**RESPONSIBILITIES & DUTIES**
- Liaise with Tenants and Contractors and maintain positive relationships.
- Conduct and document property inspections as required (including roof inspections)
- Perform preventative maintenance on building structural elements and finishes, building equipment, and others as directed.
- Communicate and execute all work procedures set out by management
- Work with the team to create, complete, and close various work orders within the building environment.
- Ensure life safety systems are operating efficiently.
- Identify and rectify any general maintenance issues.
- Communicate and coordinate with contractors to obtain quotes and ensure work is sufficient.
- Advise the manager on any building inefficiencies.
- Address tenant inquiries regarding building maintenance.
- Assist with seasonal building requirements.
- Miscellaneous repairs on sites.
- Ability to work all hours required to provide sufficient building coverage & available on an on
- call basis after hours; ability to respond to emergency call-outs.
- Other duties/projects as required.

**QUALIFICATION & SKILLS**
- Certificate in Building Environmental Systems or equivalent combination of experience
- 3-5 years of direct work experience holding a junior or intermediate position in building operations or similar experience
- Basic computer skills with Microsoft Office knowledge
- Previous maintenance experience, preferably gained in a retail/commercial property environment, including performing minor repairs.
- Have a basic understanding of how to read building drawings for various disciplines (Mechanical,
Architectural, Electrical, Structural)
- Knowledge of Health & Safety procedures and programs (WHMIS, Lockout & Tag out, fall protection and mold)
- Ability to develop and sustain cooperative working relationships at all levels; ability to exercise confidentiality; displays enthusiasm and has the desire to learn; team player
- Ability to handle multiple demands and competing priorities and adapt to new ideas and constant changes
- Execute all work in a safe and professional manner and in compliance with Occupational Health and Safety Legislation guidelines and other applicable regulations
- Bilingualism considered a strong asset
