ABOUT THE ORGANIZATION

New Chelsea Society is a registered charity and non-profit society dedicated to providing affordable rental housing for low to moderate income seniors, families, & persons with disabilities.

**PURPOSE**:
The Site Manager 3 acting as the Landlord’s Agent under the Residential Tenancy Act, reports to the Senior Site Manager and is responsible for the effective operation of the residential building or buildings committed to their care and for the residents in those buildings. The Site Manager 3 supervises a team of BSW’s and Site Assistants.

**ESSENTIAL DUTIES**:

- Oversees all aspects of the buildings' daily operations such as performing minor maintenance and repair duties on electrical, plumbing and carpentry and performing various inspections on a regular basis to ensure a safe and healthy work environment for staff and residents;
- Establishes good working relationships with the residents to support successful tenancies and with other stakeholders to help achieve a successful building operation and resident support;
- Provides leadership in all aspects of facility planning, e.g. the organization's physical plant, renovations and building maintenance including equipment and grounds;
- Supervises staff, contractors and/or others, monitors projects and workloads on an ongoing basis, and arranges for contractors/partners to view sites, enter units and ensures maintenance projects are effectively coordinated;
- Participates in the hiring process for staff that is supervised by this position, schedules staff and manages absences to ensure safe and appropriate coverage;
- Monitors the performance of assigned staff in accordance with NCS guidelines, provides ongoing support, coaching /mentoring, recognition, direction and training/orientation to staff to enable them to achieve a high standard of performance and to foster effective teamwork;
- Participates in the development of the building annual operating budget;
- Participates in the ongoing development and review of NCS Documents;
- Monitors and controls related expenditures in accordance to budget versus actual expenditure;
- Performs unit inspections and assists with annual inspections, responds to or processes resident enquiries and complaints and taking appropriate actions; completes incidence and other reports; and delivers notices and forms as requested;
- Ensures the safety and security of all buildings and oversees the programming and monitoring of fobs, keys and security systems;
- Follows up on warranty issues pertaining to capital and maintenance project;
- Liaises with municipalities/authorities on issues such as permits and licenses, fire and safety codes and operational codes (e.g. elevators, electrical, mechanical and structure);
- Manages and participates in Emergency On-Call-Systems for assigned properties;
- Other duties as assigned by Senior Management.
