**As a member of our on-site operations team, your responsibilities as The Conservatory Superintendent would include: firstly, setting and maintaining the operations that keep our building running smoothly; secondly, to provide support to the Board of Directors and Condominium Manager to provide supervision of maintenance staff and to coordinate cleaning, maintenance and repair activities. This position requires an experienced and skilled operations person with repairs & maintenance skills, supervisory and training experience, exposure and training to perform, track and coordinate a high volume of work and requests.**

**Position Type: Full-time, permanent; Live-in**

**Number of vacancies**:1

**Annual salary**:$47,000-$49,000

2-bedroom apartment, all inclusive.

**Probationary Period: 6 months, afterwards permanent employee of the Corporation**

**Benefits**:Includes 15 vacation days, medical benefits, life insurance; employee and family assistance program.

**Location: 1025 Grenon Avenue, Ottawa, Ontario**

**Employment Hours**:Monday to Friday, 7:30 a.m. to 3:30 p.m., excluding statutory holidays

**Emergency & On-Call: There is a requirement to be on-call for emergencies on a rotational basis on alternate evenings and weekends.**

**Language**:English essential, French is considered an asset

- Tools and equipment necessary to carry out regular duties and responsibilities of a Superintendent to be owned and supplied by Additional specialty tools, when needed, will be provided by the Corporation. The tools and equipment provided are the property of the Corporation and will remain with, or returned to the Corporation if and when the Superintendent ceases to be an employee of the Corporation. Any personal tools and equipment used by the Superintendent in carrying out their duties and responsibilities will remain their personal property at all times.
- A cellular and radio telephone will be provided to be used in the course of the Superintendent’s role and responsibilities and is to be used solely for work purposes. The Superintendent must have a personal phone for all other purposes.

**Job Performance Abilities**:

- Possess a good understanding of plumbing, electrical, heating, air conditioning and ventilation systems in high-rise buildings;
- Ability to make minor repairs and adjustments to a high-rise building’s operating systems;
- Physically fit and able to lift safely up to 45 kg;
- Ability to handle repetitive tasks;
- Perform a physically demanding combination of sitting, standing, walking, bending, crouching, and kneeling;
- Climb a ladder safely;
- Perform tasks on the roofs of the buildings safely and prudently without fear of heights;
- Proficiency in the use of various operational equipment including: industrial vacuum cleaners, power sweepers, ladders, carpet cleaning machines, polishing machines, waxing machines, steam cleaners, power tools, garbage bin movers, snow removal equipment/tractors, and upholstery cleaning equipment
- WMIS Training, swimming pool/whirlpool maintenance training and knowledge of Fire safety Plan and inspections and Workplace Safety Programs, preventive maintenance and inspections.

- Ability to lead, coach and supervise a small team (Assistant Superintendent and cleaning staff)
- Strong multi-tasker that manages time effectively and efficiently while juggling unexpected developments and emergencies;
