**Maintenance Technician - Commercial & Residential Real Estate Portfolio**

**Building Maintenance**
- Drywall: repair & patching, mudding, taping, sanding
- General indoor and outdoor painting
- Basic plumbing: including toilet and sink repairs
- General building maintenance: garbage removal, cleaning of gutters, adjusting of doors, pressure washing, emergency repairs, graffiti removal etc
- Assist resident managers in co-ordinating suite turnovers (painting, deficiencies etc)
- Basic Electrical: Replace light bulbs, replace ballasts, check breakers etc.
- Basic Carpentry: frame walls, build and install shelves, build ramps etc
- Roof repairs and patching
- Snow removal, salting of sidewalks
- Provide building access to trades/contractors as requested

**Skills & Responsibilities**
- A class 5 drivers license and access to a vehicle would be preferred
- Basic skills & knowledge of plumbing, electrical and carpentry
- Regular workday begins at 8am and ends at 4pm (Monday to Friday), be available for after hours calls and attend building emergencies on some evenings and weekends, may be expected to work occasional OVERTIME hours W/ OVERTIME PAY
- Basic computer proficiency: (Microsoft word, Microsoft Office, Microsoft Outlook, Microsoft Excel)
- Excellent time management skills to complete jobs in an orderly and timely fashion
- Maintain and complete work orders efficiently as prepared by the Property Manager & assigned by the foreman
- Maintain a set of building master keys: arrange trade access to buildings
- Maintain a clean and orderly appearance
- Good communication skills for interaction with tenants, co-workers, Property managers and Resident Managers
- Work well in a team atmosphere, have a positive professional attitude
- Must provide excellent customer service to tenants
- Must be a problem solver and have a proactive work ethic
- Maintain a clean and orderly work-site at all times
- Maintain and take care of basic tools provided by Orr Development
- Organize sub-trades during tenant improvements
- Prepare price estimates for tenant improvements

**Salary: $23-28/hour**

**Experience: Building Maintenance: 1 year (preferred)**

Qualifications:

- High school diploma or equivalent
- Proven experience in maintenance or a related field
- Strong mechanical aptitude and troubleshooting skills
- Ability to read and interpret technical manuals and blueprints
- Excellent customer service and communication skills

**Salary**: $23.00-$28.00 per hour
