**JOB DESCRIPTION**
Leasing Specialist
**SCOPE AND GENERAL PURPOSE OF JOB**:

**RESPONSIBLE TO: Portfolio Manager of Leasing**
**Main Duties**
1. Coordinate property, suite and amenities viewings with prospective tenants
2. Promote unoccupied suites through various media and advertising techniques
3. Provide accurate information on the different features of properties to prospective tenants
4. Follow-ups to all showings, with focus on converting showings to a new move in
6. Market all rental listings through open houses, individual and/or virtual showings
7. Negotiate lease terms and market rents with owners
9. Coordinate move-in processes
10. Prepare all lease-related paperwork, collecting payments and deposits
11. Coordinate showings with cooperating brokers, for suites listed on MLS
12. Plan and implement marketing strategies to generate traffic
13. Conduct market studies and analysis in order to keep owners informed of market conditions
14. Manage regulatory and compliance related services
15. Provide access and support for trades to suites, for repairs, blinds measurements
16. Ensure suites are in a presentable condition
17. Act as point of contact with Tridel Customer Care when suites are closing on occupancy dates
18. Coordinate any additional marketing initiatives needed for onsite new build lease up success
19. Post social media content, keeping audience engaged
20. Follow up on waitlist clientele when suites come available
21. Work directly with leasing coordinators specifically related to showings, bookings, and admin support
**Leasing Specialist Requirements**:
1. Real Estate license (Is not required for this role).
2. 2 years of experience in a leasing role (advantage).
3. Proven success in a sales environment, with a strong focus on converting leads.
4. Proven skills in managing leases for high volume properties.
5. Solid understanding of local rental regulations and compliance.
6. Solution-oriented thinker with strong problem-solving skills.
7. Well-informed individual who displays sound judgment and attention to detail.
8. Proven ability to work towards and meet targets.
9. Capable networker with excellent interpersonal and communication skills.
10. Meet monthly, quarterly and annually sales targets set by Leasing Director
11. Ability to multi-task, prioritize daily responsibilities and maintain an excellent sense of organization
12. Adaptable to changes in processes and/or responsibilities related to the role
13. Ability to work weekends, non-traditional holidays and accommodate showings in the evenings
14. Must have access to a vehicle and have a valid driver’s license
15. Onsite Admin support when needed
16. Ability to work weekends, as required for the role (Tuesday through Saturday schedule)

**Salary & Benefits**
- Salary - $50,000 - $55,000 base with a competitive incentives package for suites leased
