Building Technician

**Job Overview**:
**Key Responsibilities**
- Assist with responding to and completing tenant service requests promptly within the building service objectives, striving to ensure the highest level of tenant satisfaction.
- Assist the building operations staff to monitor the BAS and security systems (including fire panel, annunciator, and sprinkler systems), ensuring proper environmental comfort is maintained with physical plant operating safely, efficiently and within specified tolerances.
- Troubleshoot issues with boilers, chillers, air make-up units, and heat pumps. Collaborate with the Building Operator to oversee necessary maintenance and repairs.
- Ensure water treatment testing is completed on all building loops and appropriate service logs are being maintained. Follow-up with vendor to confirm adjustments/modifications to chemical levels are completed.
- Assist in establishing and maintaining preventative maintenance schedules and service logs for all building equipment and within time periods allotted for such equipment.
- Conduct regular inspections of the building and equipment, identifying and reporting any maintenance or repair needs to the Lead Building Operator.
- Maintain the cleanliness and complete custodial tasks for all mechanical rooms, electrical rooms, pump rooms and cooling tower areas.
- Complete interior general building maintenance and repairs, including undertaking and assisting in minor mechanical, electrical, plumbing and system repairs as well as drywall repairs, painting, etc.
- Complete and/or coordinate any exterior general maintenance of the building and property.
- Assist operations staff with management of contractors to ensure work aligns with specifications.
- Coordinate contractor access to building, including logbook, and ensure they abide by building rules and regulations.
- Obtain quotes from suppliers and vendors for various repairs and/or maintenance of property.
- Liaise with the Day Porter, where applicable, to ensure cleanliness standards are maintained throughout the building.
- Proactively suggest improvements to building operating procedures.
- Participate in cross-training for building operations at other properties across the portfolio.
- Follow WHMIS and other applicable health and safety requirements.
- Complete other duties as assigned.
**Qualifications**:
- Minimum of 1 to 2 years of relevant experience required in building maintenance and operations, preferably in a commercial and / or industrial properties.
- Working knowledge of commercial building equipment, HVAC, BAS and other such related equipment.
- General knowledge of the Ontario Building Code and AODA standards.
- Ability to interpret building drawings and blueprints.
- Valid Driver’s Licence required and access to a vehicle.
- Must be physically fit and willing to work outside in all types of weather conditions.
- Must be familiar with hand tools and able to work comfortably at heights (valid lift certification preferred).
