**Role Overview**

Reporting to the Operations Supervisor or Manager, the Building Operator, Level 3 is an entry or junior level building operator responsible for operational and technical support. May be responsible for installation, repair and maintenance to climate control and other mechanical systems within a building. The Building Operator, Level 3 may be a sole operator of a building of moderate size and level of complexity as it relates to building systems and tenant demands. The primary objective of the Building Operator, Level 3 is to ensure that the assigned real estate portfolio or complex of buildings is being managed and maintained in a safe and environmentally responsible manner and to the highest level of operational efficiency. May require working evenings, weekends as needed. This is an onsite role based out of Willowbrook Shopping Centre, Langley BC.

**Responsibilities**:

- installing, repairing and maintaining climate control and other mechanical systems within a building
- overseeing preventative maintenance and unscheduled repairs of HVAC, mechanical, plumbing, lighting, electrical, elevating devices, roofing and life safety systems;
- general maintenance including painting ,minor drywall and concrete repairs ,sanding, caulking and overall housekeeping such as sweeping, litter pick up, shoveling and pressure washing;
- work with contractors and vendors for specialized maintenance, repair, or replacement needs as necessary;
- assisting with environmental assessments and reporting;
- participating in corporate occupational health and safety program;
- assisting with waste, recycling and hazardous materials issues;
- monitoring of computerized control systems;
- responding to tenant service requests;
- assisting with insurance and risk management inspections, remedial actions and reporting;
- remaining current and up to date with new industry practices, legislative changes and new technologies;
- other assigned duties.

**Qualifications**:
**Technical Qualifications** - The Building Operator, Level 3 shall have the following technical qualifications or industry equivalency:

- 5th Class Power Engineer (or equivalent) or working towards or
- a Journeyman Certification
- 1 year of direct work experience holding a junior or intermediate position in building operations an asset but not a requirement
- a valid drivers license;
- entry level skills in Microsoft Office.

- The expected annualized base salary range for this role is $ 45,000 to $ 55,000._
- The actual salary offered will take into consideration a wide array of factors including, but not limited to, the individual’s skill, experience, education and training, the market compensation of the role, and the consideration to internal equity._
