Collier Place is currently seeking a permanent live-in maintenance professional. This position is responsible for maintenance and repair in the building including common areas, tenant apartments, building exterior and also includes housekeeping duties.

Collier Place is 156-unit non-profit seniors designated building in the heart of downtown Barrie. We pride ourselves on being a smoke free building; smoking in the apartments or on the property is not allowed.

The position is currently scheduled Friday 5pm (on call) and then 8:00 a-m - 5:00 p.m. Saturday-Tuesday and requires on-call responsibilities over the weekend.

**Duties**:

- Respond to scheduled/unscheduled maintenance requests,
- Check all utility, mechanical and common rooms for deficiencies and implement resolutions.
- Respond to emergency situations as they arise (floods, fires, security issues) If a contractor is required to assist with the emergency coordinate and oversee the work by allowing them on/off the property, accompany them and provide access to units/rooms, assist them as required. Complete appropriate paperwork and provide to the office on the next business day (if afterhours).
- Complete assigned work orders: put together the necessary materials to complete the work order. Work orders may include: plumbing issues (toilets, sinks), electrical issues, replacing locks, caulking, door handles, screens, repairing shelving etc. If work order cannot be completed, arrange with the office to retain a contractor.
- Complete walk-down of building in the morning/evening and note deficiencies and/or security issues (lights out, door closures that need adjusting). Repair/replace anything that can be done immediately. If something can not be completed immediately, notify the office to create a work order.
- As per above, note floors that require vacuuming/mopping, complete at that time (morning).
- Responsibility for keeping the Maintenance Workshop neat and tidy and ensuring all tools and supplies are returned to their designated places.
- Take out and return garbage/recycling bins, maintenance and cleaning of garbage room and garbage chutes
- Assist in completing apartment turnovers (painting, minor drywall repair, replacing electrical covers, cleaning duties etc.)
- Maintain an accurate inventory of the workshop tools and supplies. Provide a list to the office for re-ordering as necessary.
- Assist with conducting monthly fire test and other preventative maintenance programs.
- Grounds maintenance includes: snow removal, salting, sweeping patio, picking up garbage, checking drains and removing leaves/debris, checking gutters on solarium balcony. Complete snow removal and salting logs.
- Safe handling of chemicals, cleaning supplies, tools etc.
- Adhere to Collier Place policies and procedures.
- Other duties as assigned to ensure the physical maintenance and cleanliness of the property and ground.

**Education**:
Completion of high school or equivalent

**Skills & Abilities**:

- Ability to lift 50lbs.
- Computer literacy, use of a property management software will be a daily requirement.
- Ability to work independently and take initiative.
- Ability to problem solve/trouble shoot.
- Attention to detail.
- Motivated and responsible.
- Excellent communication skills (verbal/written) to deal with tenants, colleagues, contractors; ability to treat others with respect and empathy.
- Ability to receive and understand written instructions.
- Well organized, ability to multi-task and prioritize work.
- This job requires physical effort. You must be able to stand for extended periods of time, walk down stairwells, push garbage bins, deliver appliances to apartments. Stretching, bending, kneeling is required, and may be in awkward positions such as under a sink. Heavy lifting/pushing is a daily requirement.
- General maintenance skills and ability to perform repairs.
- Demonstrated cleaning skills.

**Knowledge**
- A minimum of 3 years’ experience in building maintenance.
- Working experience in plumbing, carpentry, electrical.
- Familiarity with building mechanical systems.

Experience working in a multi-residential building an asset.

**Job Type**: Part-time

Pay: $56,000.00-$65,000.00 per year
