**Position Summary**:
Reporting directly to the Facilities / Special Projects Manager, the Building Service Technician will assist with the upkeep, cleaning and operations of all Municipal owned facilities and grounds, as well as assist with facilities and grounds funded by the Municipality.

**Key Responsibilities**:
**Cleaning Duties**

Ø Clean building floors by sweeping, mopping, scrubbing, or vacuuming them.

Ø Gather and empty trash.

Ø Service, clean and supply restrooms.

Ø Follow procedures for the use of chemical cleaners and power equipment, in order to prevent damage to floors and fixtures.

Ø Monitor building security and safety by performing such tasks as locking doors after operating hours and checking electrical appliance use to ensure that hazards are not created.

Ø Move heavy furniture, equipment, and supplies, either manually or by using hand trucks.

Ø Mow and trim lawns and shrubbery, using mowers and hand and power trimmers, and clear debris from grounds.

Ø Notify managers concerning the need for major repairs or additions to building operating systems.

Ø Remove snow from sidewalks, driveways, and parking areas, using snowplows, snow blowers, and snow shovels, and spread snow melting chemicals.

Ø Requisition supplies and equipment needed for cleaning and maintenance duties.

Ø Set up, arrange, and remove decorations, tables, chairs, ladders, and scaffolding to prepare facilities for events such as banquets and meetings.

Ø Spray insecticides and fumigants to prevent insect and rodent infestation.

Ø Clean and polish furniture and fixtures.

Ø Clean windows, glass partitions, and mirrors, using soapy water or other cleaners, sponges, and squeegees.

Ø Dust furniture, walls, machines, and equipment.

Ø Make adjustments and minor repairs to heating, cooling, ventilating, plumbing, and electrical systems.

Ø Steam-clean or shampoo carpets.

Ø Drive vehicles required to perform or travel to cleaning work, including vans, industrial trucks, or industrial vacuum cleaners.

**Maintenance Duties**

Ø Performs minor and major repair of all buildings and equipment.

Ø Performs preventive maintenance procedures on building mechanical equipment on a scheduled basis; inspects belts, checks fluid levels, replaces filters, greases bearings, seals, etc.; repairs or replaces broken parts.

Ø Replaces broken windows; repairs doors, door locks and closets; installs window blinds.

Ø Completes daily, weekly and monthly checklists on building equipment maintenance procedures and maintains records of scheduled maintenance procedures.

Ø May operate a computer which controls and monitors mechanical equipment and utility systems.

Ø Responds to emergency maintenance requests as required.

Ø Assists with the renovation/remodeling of buildings; repairs plaster and drywall; paints building structures.

Ø Maintains records of scheduled maintenance procedures.

Ø Performs outside duties such as snow clearing by shovel and use of powered equipment such as snow blower, power brooms and air blowers.

Ø Perform routine preventive maintenance to ensure that machines continue to run smoothly, building systems operate efficiently, or the physical condition of buildings does not deteriorate.

Ø Inspect drives, motors, and belts, check fluid levels, replace filters, or perform other maintenance actions, following checklists.

Ø Use tools ranging from common hand and power tools, such as hammers, hoists, saws, drills, and wrenches, to precision measuring instruments and electrical and electronic testing devices.

Ø Assemble, install, or repair pipe systems, plumbing, machinery, or equipment.

Ø Dismantle devices to access and remove defective parts, using hand tools, and power tools.

Ø Paint or repair roofs, windows, doors, floors, woodwork, plaster, drywall, or other parts of building structures.

Ø Set up and operate machine tools to repair or fabricate machine parts, jigs, fixtures, or tools.

Ø Fabricate or repair counters, benches, partitions, or other wooden structures, such as sheds or outbuildings.

Ø Perform routine maintenance on boilers, such as replacing burners or hoses, installing replacement parts, or reinforcing structural weaknesses to ensure optimal boiler efficiency.

Ø Perform general cleaning of buildings or properties.

Ø All other tasks and duties as required.

**Minimum Job Requirements**

Ø Valid Class 5 driver’s license

Ø Knowledge of WHMIS

Ø Cleaning experience

Ø General knowledge or ability to use hand tools, power tools, mowers, ladders, safety procedures.

Ø Knowledge or experience with building maintenance (changing filters, lights, minor plumbing).

**Working Conditions**
