**Responsibilities**:
The Custodian will be responsible to preserve the excellent condition and functionality of the premises. Reporting to the Concierge Supervisor/Community Manager the Custodian’s duties will include keeping the building pristine, garbage removal, and inventorying cleaning supplies. The Custodian requires an in-depth knowledge of cleaning, cleaning products, disinfecting procedures, MSDS, WHMIS, and safety procedures. To excel in this position, you must be a diligent worker with exceptional communication and organizational skills.

**Essential Duties & Responsibilities**

The job duties listed are typical examples of the work performed by positions in this job classification. Not all duties assigned to every position are included, nor is it expected that all positions will be assigned every duty.
- Responsible for the condition of the common property included but not limited to picking up debris, cleaning, and lifting items. The common areas include the lobby, two level parkade, three elevators, 30 floors, and the amenity spaces.
- Vacuuming, sweeping, mopping, emptying out trash containers, dusting, filling up hand sanitizer stations, and washing walls that are located in the common area.
- Keeping the bathrooms clean, tidy, and well stocked.
- Operating floor machinery and maintaining the equipment.
- Inventorying the supplies and informing management when items need to be ordered.
- Keep the MSDS binder up to date with all appropriate documentation.
- Complete work orders in a timely manner as assigned.
- Assist maintenance with tasks such as garbage removal, deodorizing the dog run, and monitoring moves.
- Reporting all deficiencies, including trip hazards, maintenance requirements, vandalism to the appropriate Supervisor, as required.
- Adhere to all health, safety and security procedure and report areas of concern to the appropriate parties.
- Utilizes appropriate Personal Protective Equipment (PPE) including, but not limited to, safety glasses, safety shoes and gloves.
- Safely use ladders.
- Other duties as assigned

**Additional Duties & Responsibilities**
- Practice and adhere to FirstService Residential Global Service Standards.
- Conduct business always with the highest standards of personal, professional, and ethical conduct.
- Perform or assist with any operations as required to maintain workflow and to meet schedules. Notify supervision of unusual equipment or operating problems and the need for additional material and supplies.
- May participate in any variety of meetings and work groups to integrate activities, communicate issues, obtain approvals, resolve problems, and maintain specified level of knowledge pertaining to new developments, requirements, policies, and regulatory guidelines.
- Ensure all safety precautions are followed while performing the work.
- Follow all policies and Standard Operating Procedures as instructed by Management.
- Perform any range of special projects, tasks and other related duties as assigned.

**Education & Experience**
- High School diploma
- Any custodial training or certificates
- A minimum of 2 years; experience in general cleaning in a residential, commercial, or retail environment.
- Sound knowledge of chemicals and operating floor machinery.
- Knowledge of Occupational Health and Safety Act, knowledge of Workplace Hazardous Materials Information Systems (WHIMIS)

**Tools & Equipment Used**
- Cleaning equipment & chemicals (mops, buckets, vacuum, floor scrubber, etc.)
- The Custodian will be responsible for supplying their own uniform.
