**WHAT YOU WILL DO**:

- Posting Rental Ads: Advertising available rental properties on platforms like Kijiji, Rent Faster, and Marketplace to attract potential tenants. This involves creating appealing ads, including relevant details and updating them regularly.
- Viewing Arrangements: Scheduling and conducting property viewings with interested prospective tenants.
- Tenant Screening: Identifying suitable tenants by conducting reference checks or credit checks.
- Leasing and Lease Renewals: Handling the leasing process, including preparing lease agreements, ensuring tenants understand the house rules, and overseeing lease renewals when applicable.
- Customer Service: Providing professional and responsive customer service to tenants, owners, and other team members. This involves promptly addressing inquiries, concerns, and complaints.
- Maintenance Coordination: Organizing and scheduling repairs, replacements, and cleaning services for rental properties. Additionally, responding to emergency situations in a timely manner to minimize property damage and ensure tenant safety.
- Move-ins and Move-outs: Conducting inspections with tenants before they move in and after they move out. Determine any necessary deductions from the security deposit if applicable.
- Rent Collection: Collecting rent from tenants, making bank deposits, and addressing tenant inquiries/ complaints/ late charges if applicable.

- Utility Billing: Calculating utility bills and collecting any differences if usage exceeds the agreed limit.
- Eviction Procedures: Handling the eviction process in compliance with local laws and regulations when necessary.
- Record-Keeping: Maintaining accurate records of all property transactions, including lease agreements, rent payments, maintenance work, and tenant communication.
- Inspections: Scheduling regular inspections, such as quarterly cleaning room inspections for new properties and monthly inspections for common areas.
- Rental Market Research: Researching and comparing market rents to determine appropriate pricing for rental units.
- Bookkeeping: Utilizing tools like Microsoft Word and Excel to manage bookkeeping tasks related to property management.

**WHO YOU ARE**:

- Exceptional communication skill is required. Ability to speak multiple languages would be considered as an asset.
- 3-5 years of experience in a leadership role within a client - facing, customer service - focused environment.
- Experience working in the residential property management industry.
- Strong analytical skills, resilience, and the ability to provide support and guidance.
