**MAINTENANCE COORDINATOR**

**JOB DESCRIPTION**

The incumbent reports directly to the Executive Director. The incumbent in this position ensures the overall maintenance and orderly appearance of the farm environment. This includes safe paddock fencing, general grounds keeping, and involvement in barn chores and maintenance.

**TASK**

Assist with morning barn chores.

**EXPECTATIONS**
- **TASK**

Ensure that all equipment is in good working order and all necessary maintenance is completed on a regular basis.

**EXPECTATIONS**
- Meet on a daily/weekly basis with the Executive Director and prioritize all maintenance and repair tasks as they arise.

**TASK**

Assume the overall responsibility for grass cutting and maintaining the riding trails.

**EXPECTATIONS**
- Safe operation of the tractor for cutting all large areas of grass.
- Direct part time maintenance staff, if available, in the cutting of grass areas with the small lawn mowers and “weed whackers”.

**TASK**

Maintain all grass cutting equipment.

**EXPECTATIONS**
- Overhaul all equipment ongoing and at the end of the grass cutting season, including tractor mower deck removal, cleaning and storage.
- If equipment needs to be serviced for the upcoming year, send it out in the fall.
- Maintain the farm tractors on an ongoing basis.

**TASK**

Assist with unloading and stacking hay.

**EXPECTATIONS**
- Be prepared to help with whatever is needed to unload and store hay.
- Be responsible for the ongoing organization of the hay loft.

**TASK**

Be responsible for erecting and removing the snow fence each year with the help of volunteers.

**EXPECTATIONS**
- Inform the Volunteer Coordinator of the dates for this task well ahead of time so that volunteers can be arranged.

**TASK**

Check electric fences on a regular basis and ensure that all fences are kept in good repair.

**EXPECTATIONS**
- Inspect fences on a scheduled basis and arrange for help through the Executive

Director, to repair/upgrade fences as necessary. Keep an ongoing dated record of this procedure.

**TASK**

Harrow the indoor and outdoor riding rings.

**EXPECTATIONS**
- Ensure that the indoor ring is maintained with an even riding surface.
- The same applies to the outdoor ring, but this will not need to be harrowed as regularly.
- Add magnesium to the arena footing in May and November, ideally during a lesson break week.

**TASK**

Check that the generator is working on a monthly basis.

**EXPECTATIONS**
- Record the routine maintenance check in the generator log book.
- Liaison with UPI Energy generator personnel.

**TASK**

Maintain the furnaces in the house, office, and barn

**EXPECTATIONS**
- Change filters regularly
- Liaison with repair personnel

**TASK**

Maintain all Sunrise tools in good working order for general and Life Skills program use.

**EXPECTATIONS**
- Mark tools with the Sunrise name and ensure they are sharpened/maintained regularly.
- Maintain an orderly tool storage shed.
- Ensure there is sufficient gas and gas/oil at all times.

**TASK**

Check all Exit/Emergency lights, fire extinguishers, and smoke alarms on a regular basis.

**EXPECTATIONS**
- Keep a record of these checks for the barn, viewing/seminar room, office and house.
- Report to the Executive Director if a fire extinguisher needs recharging, etc to ensure that all emergency systems are always in working order.

Maintain the water disinfection system as per Ministry Regulation 170

**EXPECTATIONS**
- Fulfill the monthly check log
- Communicate with the company that oversees water testing
- Take the water system operation test as per Ministry Regulation 170

**TASK**

Maintain the ponds and water ways

**EXPECTATIONS**
- Perform regular maintenance to keep the ponds clear of algae
- Ensure the pump and other pond equipment is checked regular and always in working order

**TASK**

Open and close seasonal water systems

**EXPECTATIONS**
- Open and close water lines to the pool, pond and Farm Discovery Centre each spring and fall
- Ensure all water lines are blown out and that lines are prepared properly for winter

**TASK**

Check diesel tank level periodically. Check propane levels.

**EXPECTATIONS**
- Ensure that the Executive Director is informed well in advance if levels are getting low so that more can be ordered (80% is a full tank and generally a 50% reading is sufficient).
- The propane for the pool should be kept at 80% throughout the summer to ensure warm water but this can be gradually reduced as camp comes to a close.

**TASK**

Maintain Sunrise barbecues in good working order.

**EXPECTATIONS**
- Check barbecues prior to events to ensure they are functional for events
- Ensure propane tanks are filled on a regular basis - always keep one spare full tank

**TASK**

Direct volunteers involved in property maintenance, grounds-keeping, painting or general repairs

**EXPECTATIONS**
- Oversee volunteers following Sunrise and Ministry safety rules and regulations

**TASK**

Partic
