**Project Manager - Development & Construction**:
Primaris REIT is currently hiring a dedicated and enthusiastic Project Manager to join our team at our Head Office in Toronto, ON. If you have a background working on construction projects, and thrive in a dynamic, fast-paced environment, this exciting opportunity is perfect for you

Acting as the owner’s representative on site, you will be responsible for the construction activities of assigned projects, including large CapEx projects, within the Development Group to ensure that standards and timeframes are met within cost estimates. You will be familiar with building codes, municipal by-laws, inspection, estimating and planning. As the Project Manager, you must be able to travel to overnight locations.
- Coordinate with the consultant team to ensure drawings, specifications and contract documents are prepared
- Lead and manage the General Contractor (GC) selection tender process, by working with the architect and consulting team; assist GC with prep, review and award of tenders
- Attend all OAC meetings for pre-development and assigned construction projects
- Work with the GC to prepare project schedules & budgets
- Review the project plans and specifications; comment on the building design, scheduling, cost saving measures and potential construction problems
- Have ‘Value Engineering’ top of mind to bring potential time/cost savings to design the project drawings
- Work with development to expedite all drawings and approvals
- Monitor and maintain/expedite the project construction schedule
- Notify Management of issues impacting quality, timing and cost overruns; discuss and work with the project team to resolve issues
- Track all project budgets, costs to complete variance analysis and provide monthly updates to Management as required
- Review and monitor Contemplated Change Orders to ensure a Change Order is required
- Stay on top of all Requests for Information from the GC to the consultants
- Ensure completion of and track all independent testing and inspections as required
- Review monthly progress draws and invoicing including final holdbacks, ensuring all required documentation accompanies the draw requests
- Maintain and enforce good construction standards, safety policies and quality control
- Control and monitor labour, material and equipment expenses and advise of any market changes that may impact the budget and schedule
- Work with the OAC team to prepare and expedite project deficiency lists
- Negotiate contracts, extras or credits
- Prepare monthly Project Status Reports
- Work with the GC and consulting team to manage project close-out (turnover, budget reconciliation, warranties and close out documentation)
- Support environmental sustainability initiatives along with corporate and social responsibilities
- As assigned from time to time, review and approve capital expenditure projects and budgets in conjunction with the Director, Portfolio Management
- Manage the construction process for Major Capital projects as required
- Other duties as assigned

**Requirements**:

- 5 years progressive experience in Interior Design, Architecture, Construction Engineering and Project Management
- Bachelors Degree in Design, Architecture, Engineering or construction-related field preferred but not necessary
- LEED and/or PMP accreditation an asset
- Must have understanding of construction terms, scheduling and planning concepts
- Bilingualism (English/French) an asset
- Computer literate in MS Office, MS Project and AutoCAD
- Knowledge and understanding of CCDC contracts, applicable Supplemental Conditions and indemnity
- Familiar with lease and legal requirements
- Strong knowledge of the retail and shopping centre industry
- **Travel - must be able to travel to overnight locations**
