We are always looking for the best and brightest to join our thriving communities. Homes by Dream is currently looking for an Area Sales Manager to join our Sales Team and lead new home sales for our Montrose community.

As an Area Sales Manager you will be responsible for qualifying and managing leads, achieving sales targets, and supporting and developing a sales team. You will also be responsible for updating purchasers on the status of their home during the building process and through to Possession.

**What will you do?**

In this role you will be responsible for ensuring the efficient process of sales in your community along with providing the best customer service to current and future customers. Below are some of the primary responsibilities you will be taking on in this role. There will be more, but we can discuss those in person.
- Meeting or exceeding monthly, quarterly, and annual sales targets for your community;
- You will play a major role in the customer's experience by ensuring your interaction has a lasting impact, by exceeding our customer's expectations and satisfaction throughout the entire home buying process;
- Develop and communicate a thorough and ongoing understanding of competitors' offerings both in the new home and resale markets, through regular comprehensive competitive shops and analysis of competitor's plans, specifications, and pricing and overall product offerings;
- Your expertise will help to provide input on innovative marketing ideas that will help to drive sales and build strong brand awareness while reinforcing the value of our homes;
- You are responsible for overseeing the effective and efficient management of all Purchase Agreements and related documents, including signatory responsibilities, from point of sale through to closing, to ensure accuracy and that it aligns with Homes by Dream policies;
- You will work alongside the Director of Sales and/or Sales Manager to develop a sales strategy for the community and manage the execution of all sales plans;
- Participate in and attend regular sales meetings;
- Coach Sales Associates and/or Hosts via instruction, role playing and interactive discussion;
- Meet with the Construction Team on a bi-weekly basis to receive updates on the construction status of client and spec homes, and provide regular construction updates to purchasers through to Possession.

**What type of experience and skills do you have?**

These are only some of the things we'd like you to bring to the table. We can cover the rest when we meet.
- We ask that you have a minimum of 5 years new home sales experience with a proven track record of exceeding targets;
- As you may be leading a team it would be a bonus if you had a minimum of 2 years leadership experience with focus on sales coaching and training;
- You have a Post-Secondary Degree/Diploma in business, or related area (or equivalent combination of education and experience);
- You are available to work evenings and weekends and understand that you are compensated on a commission basis;
- You have a valid Driver's License and a set of wheels to prove it.

**What does working in a Sales Centre entail?**
- You will be required to arrive 15 minutes prior to opening time, to ensure that the sales centre is ready to open to the public for a punctual start, and to lock the sales centre and set alarms at the end of the day.
- You will be responsible for maintaining a clean and tidy sales centre office and ensure the showhome is always sparkling and looking it’s best.
- Ensure the sales centre is adequately staffed at all times in which the centre is to be open.
