**Salary Range**: 140,000 - 200,000 yearly depending on experience

**Scope of Work**:
**Key Responsibilities**:

- **Project Management**: Oversee the complete project management process including initiation, planning, execution, and closeout.
- **Permit Acquisition**: Manage the acquisition of building permits and ensure compliance with local codes and regulations.
- **Tendering & Budgeting**: Assist and oversee the preparation of tenders, budgets, and estimates, and ensure that construction schedules are realistic and aligned with project goals.
- **Construction Oversight**: Provide guidance to Site Managers, ensuring that project construction is completed on time, while upholding the integrity and quality of design.
- **Contract Management**: Process contract drawings, specifications, and change orders, ensuring alignment between estimates and actual costs.
- **Team Collaboration**: Work closely with internal teams (e.g., Site Managers, designers, estimators) and external contractors to ensure efficient project execution.
- **Safety and Compliance**: Ensure that all site safety practices are followed and that projects adhere to all applicable regulations and OH&S standards.
- **Client Relations**: Maintain strong relationships with clients, responding to inquiries and concerns promptly, and ensuring their satisfaction throughout the project lifecycle.

**Minimum Qualifications**:

- **Minimum of 15 years** of relevant construction experience, with at least **6 years of direct** work in a Construction Manager, or similar position, _**in apartment style construction, 4- storey or greater wood frames with parkades.**_
- **Minimum of 3 years** working in the Alberta Construction Industry.
- Strong knowledge of Alberta's building code, OH&S regulations, and permit requirements.
- Proven ability to lead and manage teams effectively.
- Proficiency in Microsoft Office and construction management software.
- Excellent communication, leadership, and problem-solving skills.

**Physical & Additional Requirements**:

- Ability to lift items up to 50 lbs. and climb ladders and stairs.
- Must own a properly registered and insured vehicle and possess a valid Alberta Class 5 driver's license.
- Safety equipment (e.g., steel-toed boots, hard hat) will be required.
- Availability to work evenings and weekends as needed.
