**Description**

Superintendents assist with the maintenance of our properties in the National Capital area. Primary duties are preventative maintenance of building systems, including the HVAC system, minor repairs, maintenance and dealing with tenant service requests.

**Responsibilities**
- Performing visual inspections of all properties, common areas, vacant units, parking garages, roofs and building exteriors. Reporting and making recommendations as required.
- Complete inspection reports and submit to the PA/PM.
- Performing light duties related to general building maintenance such as light bulb and tube replacements, roof clean-ups, painting, minor snow removal, salting, other housekeeping duties as required.
- Interaction with contractors working on site.
- Respond to service requests and demand maintenance; record data and ensure completed work meets quality and response requirements.
- Help implement Preventative Maintenance (PM) Programs to increase efficiency of property operations.
- Receive, track, monitor and report status of maintenance and repair work.

**Equipment Maintenance**

HVAC
- Report any problems to PA/PM and suggest solutions.
- Schedule and oversee repairs to equipment.
- Give access to contractors and place elevator on service if necessary.
- Inspect and report on maintenance work under contract.
- Investigate any tenant complaints.

Plumbing
- Perform inspections of pumps and plumbing equipment.
- Report any problems to PA/PM and suggest solutions.
- Schedule and oversee repairs to equipment.

Electrical
- Perform inspection of lighting in interior common areas and exterior of the property.
- Replace burnt lights as needed.
- Report any problems to PA/PM and suggest solutions.
- Schedule and oversee repairs to equipment.
- Respond to tenant requests (tripped breakers, burnt lights).
- Complete monthly meter readings and provide PA with information.

Doors, Walls, and Ceilings
- Maintain doors and hardware and repair if possible.
- Maintain walls (patching, painting and touch ups).
- Maintain ceiling (replace damaged tiles, lenses, grilles).
- Advise PA/PM when contractors services are required.

Communication
- Report any tenant requests to PA/PM.
- Deliver letters and memo’s to tenants.
- Place signage when equipment is out of order, or on service.
- Place signage when caution is warranted (wet floor, caution: work in progress).
- Communicate with contractors and service providers as required.

Maintain Exterior of Property
- Snow and ice removal and spreading of ice melt in winter.
- Sweeping up cigarette butts and debris.
- Empty cigarette butt containers.
- Cleaning of garbage enclosure.
- Pressure washing as needed.
- Warn vagrants off the property and advise PA/PM if further action required.
- Empty waste receptacles on site and place in garbage container.
- Litter pick-up and sidewalk sweeping.

Maintain Interior of Property
- Inspect cleaning of lobby, elevators, washrooms and common areas daily.
- Inspect cleaning of tenant space, or upon complaint from tenant.
- Report of any deficiencies to PA/PM.
- Respond to emergency cleaning needs (toilet overflows, spills etc.).

Miscellaneous
- All other duties as assigned by Management.

**Salary**: $50,000.00-$55,000.00 per year
