JOB TITLE: CUSTODIAN

SUPERVISOR: PROPERTY MANAGER

JOB SUMMARY

Reporting to the Property Manager, the incumbent is responsible for coordinating all repairs and maintenance with facility management, responding to tenancy issues, minor maintenance tasks, and janitorial duties where needed for all Sara Riel facilities and properties.

QUALIFICATIONS AND ABILITIES
- Grade 12 education plus equivalent experience.
- 2-5 years’ experience in a maintenance position.
- Strong written and verbal communications skills.
- Satisfactory Employment record.
- Ability to function in a demanding and stressful environment.
- Demonstrated ability to work with mínimal supervision.
- Demonstrated understanding of mental health issues.
- Strong organization and time management skills to self-manage and multi-task.
- Advanced verbal communication skills to communicate effectively, professionally and courteously with tenants, contractors and other agencies.
- Demonstrate the ability to deal with confidential matters.
- Complete WHMIS training and understand the safety precautions and emergency procedures of potential hazards.

KEY RESPONSIBILITIES AND ACCOUNTABILITIES TO SARA RIEL FOUNDATION INC.

Tenant Relations
- Engage with tenants and report inquires, complaints and requests in a respectful and timely manner to the Property Manager.
- Receive maintenance requests from tenants and forward to Property Manager for scheduling.
- Assisting to maintain and enhance positive relations through the manner in which work is performed and services delivered.
- **Facility Maintenance**_
- Responsible for completing tasks assigned by the Property Manager including but not limited to minor repairs, painting, changing lightbulbs & ceiling tiles, carpentry, fixing office furniture, snow shoveling/blowing (Winter), lawn maintenance work (Summer) and other tasks as assigned by Property Manager.
- Ensure property’s maintenance is completed in a timely manner.
- Maintain all tools and equipment and arrange for repair and replacement when needed pending approval from Property Manager.
- Perform regular site and equipment inspections.
- Ensure that deficiencies are identified, recorded and escalated, and that related documents are maintained.
- Quickly resolves emergency maintenance issues.
- Interact with building tradesmen ensuring they perform contracted services in a timely and professional manner.
- Ensure the manner in which work is preformed conforms with policies and procedures and all guidelines in relation to environment, health and safety and fire protection are followed.
- **Facility Cleaning**_
- Sweep and mop Foundation office, common hallways and stairwells by using a variety of equipment and supplies.
- Ensure that cleaning liquids are mixed in correct and safe quantities.
- Empty trash cans and recycling receptacles.
- Wipe down all stairwell railings, door handles, light switches and other high traffic areas.
- Clean restrooms and ensure they are sanitized properly.
- Replenish paper towel, soap and toilet paper in bathrooms on a regular basis.
- Wipe down walls, doors and wall hangings using appropriate types of cleaners and cloth.
- Move equipment and furniture for the purpose of cleaning.
- Adhere to existing standards of WHMIS, Workplace Safety & Health & Workplace Hazardous Materials Information System & Residential Tenancies Policies.
- **Financial Reporting**_
- Ensure all expenses are approved by Property Manager prior to purchasing and receipts forwarded to the Property Manager promptly after purchase.
- **Planning and Evaluation**_
- Responsible for assessing physical improvements and upgrades as required.
- Demonstrates competency in general carpentry, plumbing, and electrical skills.
- Demonstrates the ability to make independent decisions within scope of responsibility.
