Live-in Superintendent

Welcome to Elation Suites in Bridgewater We're looking for a qualified live-in superintendent to join our team and manage this brand new development.

**Main Responsibilities**:

- Manage, maintain, clean, and generally operate the rental property.
- Show apartments for rent to prospective tenants on behalf of leasing agent.
- Perform move in and out inspections.
- Keep property in a clean state at all times: this includes mopping, vacuuming, washing hand rails, sanitizing hand surfaces and hand rails, dusting light fixtures, cleaning mirrors, cleaning glass windows at street level, sweeping exterior of the property, removing accumulated debris, leaves, weekly cutting of grass, etc., light snow shoveling at front door as required and spot cleaning of carpets when required.
- Responsible for the general maintenance of the property including minor repairs as they become necessary, including but not limited to plumbing, electrical, caulking, light replacement, ceiling tile replacement, etc.
- Must be available and on site from Monday to Friday from 9:00am-5:00pm. If there's an emergency after hours or on weekends, the Superintendent is required to attend to the issue.
- Perform any other duties which from time to time may be required to ensure proper operation of the aforementioned property, as defined by the Property Manager, or their designate.
- Keep building clean and orderly at all times; this includes: front lobby, hallways, stairwells, elevator, all areas visible to the public, garage/garbage area shall be inspected daily for tidiness and should remain clean.
- Address all general maintenance items pertaining to Resident service requests, as soon as possible.
- Ensure that all exterior and interior common area lighting is kept lit. Burnt out lights are to be replaced as soon as they are detected.
- Responsible for minor plaster repair and painting duties; including elevator doors and unit framework.
- Attend to all minor appliance repairs within his skill level.
- Refinish empty apartments prior to painting which includes: fill nail holes and repair minor drywall damage, caulk the bath tubs, clean or replace shower heads, tighten toilet seat bolts, check and clean bathroom fans, check smoke detector to ensure it is in working order, address any noted problems and report the cost to the Property Manager
- Coordinate move-in and move-outs, arrange elevator service for move-ins and move-outs.
- Coordinate the service of tradesmen and service technicians as required.
- Provide access for phone, cable, power and cleaning personnel.
- Program and keep current the Building intercom and tenant list.
- Compose and deliver notices, building information, and other communications

deemed to be appropriate.
- The Superintendent shall perform any other duties, which may from time to time be

required to ensure proper operation of the property.

**Experience/Skills**:

- High School Diploma
- Previous experience in a similar role considered an asset
- General knowledge of building maintenance, minor plumbing, minor electrical, small repairs, and appliances required.

**Salary**: $35,000.00-$40,000.00 per year
