The** Financial Analyst** will report into the Senior Manager of Finance, Real Estate. The individual will be responsible for the end-to-end financial forecasting, planning and budgeting processes, operating plan variance analyses, medium and long-term investor return analysis, maintaining up to date financial records and accounting for development properties. This role will have the opportunity to interact closely with the Development team, the FP&A team, Accounting team and Accounts Payable.

**Key Functions and Responsibilities**:

- Build and maintain models to project performance metrics such as cash flow, margin returns, operating returns, IRR, ROIC, MOIC, NPV, etc.
- Understand and model the impacts of revenue and cost assumption changes to project returns
- Analysis and commentary on KPI’s to provide insight into budget variances, market trends and changes to forecast, on an annual, quarterly, and ad hoc basis
- Support the valuations process for developments by co-ordinating with the external appraiser and critically assessing assumptions used in the appraisals
- Prepare monthly accounting entries and bank reconciliations for development projects
- Reconcile, file and record keeping of HST returns on each project
- Assist with the compilation, review, and approval of development draw requests in a timely manner
- Create, update, reconcile, and maintain jobs, budgets, contracts, and actual costs to date in Yardi Job Cost
- Assist in the creation, maintenance, and compliance of master workbooks for bank accounts, business numbers, HST numbers, Property listings, Directors and Officers as necessary
- Set up of new bank accounts with banking authorities, CRA registrations and Yardi entities for new acquisitions
- Liaison with AP closely to organize, code, and submit vendor invoices for payment in a timely manner
- Cash management and treasury duties to ensure AP completeness and funding capabilities
- Assist with management with updates to standards of workflows, approval, and process documentation
- Assist with any year end audit requests for all development projects and liaison with third party accounting management teams.
- Prepare Asset Management Fee and Development Fee invoices on a monthly basis
- Ad hoc work as required

**Requirements**:

- Undergraduate degree completed in accounting or finance is required
- Further education and/or working towards accreditations, enrollment in CPA program with proven progression through the program
- Strong Excel modelling skills, ability to construct professional PowerPoint presentations
- Solid understanding of statement of earnings, balance sheet, cash flows, IRR, ROIC, capital structure etc.
- Genuinely curious with a desire to understand key metrics and drivers
- Minimum of one to two years with development or corporate or real estate accounting experience is an asset
- Experience in Yardi or another asset management/ERP is an asset
- Knowledge of ASPE or other generally accepted accounting principles is an asset
- Excellent communication skills, proactive nature, team player, desire to deliver highest and best results
