Job Overview:
This is a full-time management position responsible for all aspects of property operation, including supervisory responsibilities. The Building Manager / Head Concierge is responsible to co-ordinate concierge staff and services for the overall condition of the property (interior and exterior). Under the direction of the Strata Agent, the position coordinates and implements appropriate remedies in response to problems and ongoing maintenance issues for the property.

**Responsibilities Building Manager Role**
- Enforce Strata bylaws and rules, reporting to the Property Manager
- Perform monthly security inspections & procedures (generators, fire alarm, others) as required
- Work closely with and assist the Strata Property Manager, the on-site cleaning and front desk team, and Strata Council to ensure a smooth building operation
- Maintain a routine scheduled maintenance annual calendar, responsible for making bookings and supervising trades
- Co-Ordinate quotes for unscheduled maintenance and communicate with the Property Manger and Strata Council
- Supervise concierge staff, providing annual performance reviews and provide ongoing training and support
- Daily chemical readings and documenting of hot tub, must have chemical certificate or be willing to take online course
- A self starter that sees a problem before it’s reported
- Perform daily inspections of the property (interior/exterior).
- Minor maintenance: power washing, and building repairs
- Schedule, meet, and oversee trades and other contractors in the building, ensuring projects are completed in a proper and timely manner
- Supervise concierge staff, scheduling hours of work, payroll information to the Property Manager and annual performance reviews
- Prepare a monthly operations report for strata council meeting

**Responsibilities Head Concierge Role**
- Conduct administrative and clerical functions such as maintaining records, directories and manuals, distributing and controlling entry fobs
- Maintain a constant presence in the lobby. Whenever possible, assist residents and their guests in a positive friendly manner.
- Develop and foster a courteous professional atmosphere amongst the workplace, staff, and guests.
- Report and respond to resident’s requests, complaints, and comments promptly.
- Be familiar with emergency procedures and equipment such as the operation of the fire panel, fire equipment, location of water, gas, and electrical shut-off mechanisms, etc.
- Be familiar with all the building amenities, including locations of lockers, parking stalls, bicycle storage areas, and recreational facilities/amenities.
- Ensure that the common areas (and particularly the lobby and driveway) are kept clean.
- Resolve complaints or issues that have been escalated by concierge staff.
- Act quickly and diligently to address building issues with the Property Manager

**Qualifications**:

- Previous building manager experience in residential, strata or commercial setting
- Previous experience working with contractors and mechanical equipment, an asset
- Knowledge of operational requirements of a strata building and keen eye for identifying issues
- Excellent work ethic and attention to detail
- Proven ability to take direction and work with mínimal supervision
- Self-motivated individual who obtains satisfaction from a job well done
- Strong communication skills (both written and spoken)
- Strong organizing, planning & decision-making skills
- Demonstrates good judgment in problem-solving and conflict resolution
- Excels at customer service
- Polished and courteous demeanor
- Must be willing to provide references and complete a criminal background check

**Job Types**: Full-time, Permanent

**Salary**: $64,000.00-$70,000.00 per year
