**Skills And Abilities**:

- Experience with Tractor or skid steer
- Be good with mechanical equipment
- Ability to operate related equipment.

**Key Responsibilities**:

- Carry out assessment and preventative maintenance to all assigned buildings, appliances, fixtures, utilities, and equipment in accordance with established standards, policies, and procedures.
- Maintain, repair and clean all common areas including touching up paint, tile and drywall repairs, and spot cleaning carpets/walls as required and/or as per janitorial/maintenance schedules and tasks
- Perform preventative maintenance and repairs on buildings equipment (i.e. carpentry, electrical, plumbing, HVAC systems, mechanical systems & equipment)
- Identify and rectify any deficiencies or maintenance issues and advise Management of any concerns
- Maintain and repair entry systems (i.e. doors, locks, hinges, key card systems, garage doors/openers, window locks)
- Maintain grounds including trimming trees/bushes, cutting lawns and removal of debris and leaves as required
- Maintain walkways, decks, patios and stairs including snow removal and de-icing as required
- Mow lawns and manage grounds
- Maintain flower beds etc
- Shovel snow and manage shovelling/ salting crew
- Plow snow at various locations
- Waste management including dump runs
- Prepare and complete documentation such as work orders, vehicle reports, maintenance logs, inspection reports, and inventory records.
- Repair vacant units to make them rent-ready.
- Ensure storage units are clean and ready for Client
- Clean, paint, move furniture and repair units upon vacancy, as required
- Pack resident belongings upon vacancy and record all items per Riavan's Investments Limited, as required
- Ensure all appliances are in good working order
- Maintain, repair and install furniture/window coverings
- Recommend the replacement or acquisition of equipment and materials.
- Respond to emergency calls after-hours as required
- Deliver equipment to crews as required
- Other duties as required

**Qualifications**:

- Secondary school diploma.
- Class 5 driver's license
- Driver Abstract

Pay: $20.00-$25.00 per hour

- 10 hour shift
- 12 hour shift
- 8 hour shift
- Day shift
- Monday to Friday

Licence/Certification:

- Class 5 Licence (required)
