**Role Summary**:
The Real Estate Analyst will provide financial and analytical support services, which will include data input, underwriting property values, performing market research to evaluate real estate, analyzing comparable properties and preparing financial analysis for presentation to internal and external stakeholders.

**Core Responsibilities and Duties**:

- Conduct financial analysis and modeling, including the creation of financial models, pro-forma analysis including cash flow and debt/equity, net present value and discounted cash flow analysis, and IRR (internal rate of return) analysis;
- Review/Compile property operating/financial statements and due diligence in order to prepare accurate cash flows and proformas;
- Conducting real estate and economic research to support proforma assumptions including understanding of key industry metrics;
- Gathering data from different sources and working with the KGRE team and 3rd party consultants to gather, verify and summarize asset management activity/trends/statistics;
- Understanding each property in the portfolio and contributing to the long-term strategic business plans, focusing on creating value, enhancing returns and reducing risk; and,
- Collaborate with the marketing team to prepare marketing and promotional materials as required.

**Education, Experience and Skills**:

- Bachelor’s degree in Commerce (Finance, Accounting, Real Estate or other relevant area of study).
- Professional designations (CFA or AACI) or the pursuit thereof, considered an asset.
- Minimum of two (2) years of experience as a Real Estate Analyst; institutional experience is an asset.
- Knowledge and experience in real estate underwriting, valuation, and modeling; including discounted cash flow analysis.
- A good understanding of real estate fundamentals (market capitalization rates, development yields, lease structures) and other finance and investment fundamentals (key return metrics, debt structuring, valuation, and others).
- Strong skills in Argus Enterprise, Excel, Word, PowerPoint.
