**Position title**: Area Construction manager - Eastern region
**Department**: Restaurant Development
**Position band**: Supervisory/Consultant
**Location**: Dorval office
**Reports to**: Regional Construction Manager - Eastern region
**Type of position**: Full-time salaried position

**Primary Job Responsibilities**:
**_Relationships_**
- Promotes the development of outside consultants and contractors.
- Maintains working relationships with internal and external stakeholders
- Cultivates and promotes positive working relationships with the Regional Leadership Team, other McDonald’s departments, alliance partners, other outside organizations, vendors and municipal authorities.
- Attends regular meetings for department alignment.

**_ Development Plan Execution_**
- Executes the rolling 3 year New, Relo, and Rebuild Plan to meet the New, Relo, and Rebuild cycle established.
- Monitors and controls the New, Relo, and Rebuild process by coordinating the efforts of others (Contractors, Internal teams, and external Consultants)
- Ensures quality control standards for New, Relo, and Rebuild (cost, time, conformity with specifications and standards)
- Developing, managing, and tracking project budgets, schedules, construction, and project close out.
- Developing scopes, estimates, tenders, and awarding contracts.
- Creating purchase orders and CCO’s in coordination with the regional Construction Specialists.
- Managing change orders, deficiencies, and project close out.
- Providing regular project reports and updates to management.
- Site visits required for projects within the Eastern region, and possibly other areas of Canada.
- Working to build the National culture and process by participating and providing regular feedback.
- Crossover to support with the reimage plan if required.

**_ Site Development Planning_**
- Optimizes the New, Relo, and Rebuild processes.
- Evaluates low-cost-best/value for all building, site and construction costs.
- Contributes to the Vision Plan for the Region

**Qualifications**:
- Construction Project Management experience required.
- 5+ years of relevant work experience; combined with university degree or College diploma in related field.
- Exceptional communication skills both written and verbal.
- Computer skills including MS Office (Excel, Word, PowerPoint, etc.)
- Ability to adapt to changes in priorities.
- Desire and ability to build strong, cohesive relationships at all levels of the organization.
- Ability to travel within the Eastern region and other parts of Canada, up to 40% of the time (based on seasonal demand)
- Bilingualism (French, English) - For this position, when an employee is based in Montreal, French will be the primary language of business. In addition to the knowledge of French, the position of Area Construction manager - Eastern region requires strong oral and written English skills. Our organization is present throughout Canada as well as in many other countries. Following an assessment, we have determined that the duties related to the position of Area Construction manager - Eastern region require the knowledge of English, in addition to French (both oral and written). This position requires, among other things, the person to communicate orally and in writing with national departments, suppliers and franchisees located outside of the province of Quebec, including in Ontario and Atlantic Canada.
