The Nuclear Waste Management Organization (NWMO) is a not-for-profit organization tasked with the safe, long-term management of Canada’s used nuclear fuel inside a deep geological repository, in a manner that protects people and the environment for generations to come.

Founded in 2002, the NWMO has been guided for 20 years by a dedicated team of world-class scientists, engineers and Indigenous Knowledge Keepers that are developing innovative and collaborative solutions for nuclear waste management. Canada’s plan will only proceed in an area with informed and willing hosts, where the municipality, First Nation and Métis communities, and others in the area are working together to implement it. The NWMO plans to select a site in 2024, and two areas remain in our site selection process: the Wabigoon Lake Ojibway Nation-Ignace area in northwestern Ontario and the Saugeen Ojibway Nation-South Bruce area in southern Ontario.

Real Estate Associate

(Employment Status: Fulltime)

Job Summary:
Responsible for identifying and developing real estate opportunities and solutions, providing strategic advice and expertise. Assisting with the management of the company property portfolio, supporting complex property transactions including acquisitions, dispositions, leasing/subleasing, easements/licenses. As well as working on the drafting, designing and development of business cases and other strategic project documentation in the roll-out, implementation and operation of strategic projects.

**Responsibilities**:

- Provide strategic real estate advice and expertise, ensuring alignment with overall objectives and program requirements.
- Build and maintain strong relationships with various internal and external stakeholders, including tenants/landowners, vendors/consultants, municipalities/government entities, and other community members.
- Work directly with internal and external stakeholders to identify and develop complex real estate opportunities and solutions that reflect, and support changing priorities and organizational requirements and align with Real Estate Services and NWMO mandates.
- Present complex concepts in a clear, concise, and focused manner, in writing and verbally to both internal and external stakeholders.
- Accountable for providing real estate services that are timely, of excellent quality and cost effective.
- Identify, prioritize, and align stakeholder expectations and requirements on various initiatives.
- Assist with the management of the property portfolio, including maintenance and lease administration, insurance requirements and property tax, tenant/landowner notifications and day-to-day communications.
- Negotiate and/or provide input to complex property transactions, including acquisitions, dispositions, leasing/subleasing, and easements/licenses, as assigned.
- Establish clear transaction negotiation options and strategies reflecting overall business and project objectives to effectively negotiate with differing third-party groups.
- Assist with the implementation of NWMO's Property Value Protection Program.
- Review, understand, and provide technical advice related to legal agreements, site plans, surveys, appraisals, and architectural and engineering drawings.
- Produce real estate consulting reports such as feasibility studies, asset management plans, strategic investment strategies, investment analysis or options analysis.
- Provide support to Manager, Real Estate Services with short-and long-term business plans and strategies to meet organizational and departmental objectives, and in the monitoring and reporting on departmental forecasts and budget.
- In keeping with the spirit of continuous quality improvement and within the general context of the job responsibilities, make suggestions on how to improve the efficiency and effectiveness of the team.

Qualifications and Experience
- Four-year university education in real estate, urban planning, business administration, or another related field or an equivalent level of education, plus one year of further studies.
- Professional real estate or project management designation or relevant certification would be an asset. (e.g. Canadian Institute (CAPM, PMP), Appraisal Institute of Canada (AACI), International Right of Way Association, Real Estate Institute of Canada).
- Over 8 years and up to and including 10 years experience is considered necessary to gain this experience in the field of real estate, land use planning, property/transaction management, and/or project management.
