**Job Summary**:
We are seeking a skilled and experienced Maintenance Person to join our team. As a Maintenance Person, you will be responsible for ensuring the proper functioning and upkeep of our facilities. This is a vital role in maintaining the safety and efficiency of our operations.

**Responsibilities**:

- Perform routine maintenance tasks, including but not limited to: repairing equipment, troubleshooting issues, and conducting preventive maintenance

**Reporting**:Position reports directly to Maintenance Manager

**Hours of work**:37.5 hours per week

**Wages: $28-32 per hour**

**Days of work**:Monday through Friday 8:00 to 4:00

**Breaks: ½ hour for lunch with 15 minute coffee break**

**Benefits**:full employer paid benefit program

Including 9.43% employer paid RRSP Program

**Vacation**: 3 weeks of vacation following year one; 4 weeks following end of year 5

**Position is NOT remote - **Parking space provide

**Emergency On Call**: The incumbent of the position is required to be available on call after hours on 7 nights per week - one week on two weeks off.

**COVID19**: Due to senior population full vaccination required

**Reporting to the Maintenance Manager**, The Maintenance/Cleaning position is one of three positions accountable for the cleaning of common areas and repairing and preparing vacated suites in the buildings operating by The 127 Society for Housing. The position is responsible for assisting the Maintenance Manager in general maintenance of common areas and suites.

The Daily work schedule for this position will be provided by the Maintenance Manager and tasks will be assigned based on workload, unit vacancies, staffing and budget levels.

**Maintenance**

Changing exit, common hallway or outside perimeters, lights that have burnt out

Changing suite fluorescent tubes as directed by Maintenance Manager

Cleaning of vacated suites including light maintenance, ie. repairs to toilet tanks, replacement of taps, checking/replacing wall outlets, supply tubes, carpet and lino removal in preparation for subtrades of carpet layers and painters.

Outside gardens - litter pick up, bush trimming, leaf raking, snow removal, weed removal

Power washing - outside power washing of concrete and entrances

Small carpentry projects including drywall repair, prep and painting. 1 of 2

**Cleaning**

Report at the first of each day to Maintenance Manager

Complete outside perimeter/check - sidewalks, walkways, carports, lower levels and lane exits. Wellspring include - rotunda and 2nd floor, 7th, 8th, 10th patio decks. Sweep up any garbage and/or cigarette droppings.

Monday, Wednesday and Friday vacuum, mop wash, lobby, elevator, entrance, back entrance to second level stairway, laundry room, library, community room and two main entrances. To ensure that in laundry rooms washers and dryers are moved out.

Wash table tops, kitchen counters in kitchen and or library/tv areas.

Vacuuming hallways and stairwells - Tuesdays - second, third, fourth and fifth

Floors Thursdays - six, seven, eight, nine and ten

To include handrail washing/disinfecting, windowsills and around elevator doors and buttons, and exit stairwell doors and handles. To dust blinds. Damp wipe base boards. To wipe down, disinfect and vacuum lobby furniture.

Daily Garbage - empty garbage, replace bags wipe garbage pail with soap and water in community rooms, library, tv rooms and all offices.

Daily Washrooms - disinfect everyday, seats and bowls, spray wash with pine cleaner, counters, sink, tile back splash and windex mirrors. Disinfect tap handles and door handles and toilet flusher every day. Replace toilet paper or all paper products if needed. Empty garbage. Damp wipe and disinfect hand dryers and soap dispensers including area under and around.

Laundry Room - wipe out and disinfect washers and dryers, detail clean with small brushes tops, cracks and crevices and clean out lint catchers. Weekly, damp wipe walls and dust blinds, windowsills and clean out behind washers and dryers and wash floors. Wash and disinfect laundry tubs or sinks including faucets.

Clean main entrance windows and intercom areas.

All offices to be cleaned weekly, vacuumed, all surfaces dis-infected including phones and keyboards and light fixtures and door handles.

Windows to be windexed inside and out.

Incorporate vacuuming of concrete and carpeted stairwells and washing of all stairwells and washing of handrails.

Cleaning of community kitchens including disinfecting all surfaces, stoves and clean out removal and disposal of all food stuffs from fridge. This is also to be completed following large events.
