We are recruiting for a **Property Manager**

**Permanent Part-time** **Contract - Beginning February 2023**

Rideau Non-Profit Housing is looking to hire a Property Managerto manage daily operations of a two story, 30-unit apartment building located in Manotick, Ontario. Rideau Non-Profit Housing provides apartments at affordable market rents as well as rent-geared-to-income rents for independent Seniors.

**Key Responsibilities**

Reporting to the Rideau-Non-Profit Housing Board of Directors, the Property Manager will:

- Manage overall day-to-day operations of the Seniors’ apartment building with a strong understanding of building systems and operations
- Ensure a safe, comfortable environment for tenants and visitors
- Be responsible for general office procedures and rental of units in the non-profit sector. These duties include maintaining waiting list, rent collection, assessing eligibility, income verification, and rent-geared-to-income (RGI) rent calculations
- Represents RNPH at the Landlord and Tenant Tribunal of Ontario
- Manage accounts payable/receivable and all bookeeping for the Non-Profit
- Manages the planned maintenance and of all building components, systems, equipment, and grounds, including fire, life and safety systems and coordinates appropriate trades when required
- Provide timely communication to tenants regarding any events or maintenance taking place in the building
- Meet all reporting requirements for any funding from City of Ottawa Social Housing Support programs
- Participate in communication with City of Ottawa Housing Support Program
- Report to the volunteer Board of Directors at quarterly Board meetings and when required
- Receives and investigates tenant inquiries and complaints as required and ensures appropriate and timely follow-up
- Manage and promote many programs and events for tenants
- Handle occasional after hour emergencies

**Qualifications**
- Previous property management experience preferred
- Knowledge of best practices for maintaining building systems, preventative and routine building maintenance
- Knowledge and understanding of relevant legislation - The Residential Tenancies Act, Housing Services Act, Human Rights Code, Ontario Fire Code.
- Knowledge of bookkeeping best practices and of Sage Accounting software is an asset
- Knowledge of City of Ottawa Social Housing Support programs an asset
- Ability for occasional work after hours to accommodate meetings or events
- Ability to develop and deliver action plans with clear goals and timelines
- Results-oriented, with ability to anticipate and solve challenges or barriers
- Self-starter with high degree of initiative, resourcefulness, and productivity
- Highly developed organizational skills and attention to detail
- Exceptional communication skills - verbal and written
- Compassionate style and good listening skills. Ability to foster relationships with professionalism, diplomacy, and trust
