**Job Overview**:
**Key Responsibilities**

**Estimating**
- Set up new projects and models in ERP system.
- Assist with tender process using base house plans to preferred trades for budget purposes; qualify and quantify all quotes and bids.
- Maintain all take offs for base house and products for all product lines in ERP system.
- Ensure building/unit estimates and product estimates are correct and up to date in ERP system.
- Assist with maintenance of spreadsheets and databases to track base house costs and upgrade costs.
- Help identify and implement alternative construction methods or design considerations that will help reduce the cost of our homes.
- Provide budget input on future developments at concept stage as requested.
- Assist other departments as required.

**Contract Negotiation**
- Determine or negotiate contract terms and conditions, award supplier contracts or recommend contract awards.
- Issue requests for proposals and evaluate proposals received.
- Work with President to negotiate all contracts within budget parameters.
- Negotiate pricing for upgrades purchased/requested and once approved, communicate to sales agents and design team.
- Issuance of contracts.
- Ensures accuracy of records of insurance and bonding.
- Ongoing management of the subcontract for compliance with the contract.
- Review subcontractor evaluations and award contracts based on trade’s evaluation in conjunction with Construction Manager.
- Support Senior Management in monitoring current market conditions and trends and the impact of pricing changes, develop strategies to control house price increases.
- Identify areas of cost savings in plans, scopes of work and procedures.
- Process contracts to meet the required production deadlines.
- Maintain supplier master files and history logs.
- Update pricing in ERP system when new contract pricing is negotiated.
- Review contract pricing when invoiced amount does not match.
- Provide reports to Senior Management i.e. Material price increases; lumber, concrete etc.
- Assist the Production Supervisor and Construction Manager in understanding the scope of work contract documents and estimating to ensure smooth project evaluation.
- Review supplier Scopes of Work ensuring the Company’s standards and construction practices are accurately reflected. Ensure Scopes of Work are updated for any changes.
- Ensure trades/suppliers follow Scopes of Work and build according to agreed terms.

**Skills and Attributes**
- Strong analytical ability required to accurately compare and contrast trade price quotations.
- Strong computer skills in MS Office (Word, Excel).
- Ability to prepare and analyze budgets and reports.
- Excellent communication skills - verbal and written.
- Comfortable communicating with all levels of the organization.
- Ability to multi-task
- Excellent organizational and time management skills with ability to meet deadlines.
- Requires blueprint reading and ability to understand construction specification.
- Self-starter and able to manage time effectively.

Pay: $65,000.00-$80,000.00 per year

Schedule:

- Monday to Friday
