Location: Multi-site (SPAKEN House and House of Courage)

**Salary**: $30.00 - $32.00 an hour based on experience

About the Role: A mobile position that will be responsible for housing related maintenance at both SPAKEN House and the House of Courage. This will include issues that arise day-to-day, preventative maintenance, grounds-keeping, mechanical inspections, as well as unit inspection in consultation with the House Manager.

Specific Tasks and Responsibilities

Day-to-Day/Ongoing
- Execute repairs and maintenance of varying degrees, such as fixing light fixtures, minor plumbing issues, caulking, replacing drywall and/or patching drywall as required.
- If required liaise with House Managers to schedule special contractors in accordance with the scope of work and facility maintenance requests, ensuring there is mínimal disruption within the houses.
- Maintain and oversee the overall condition of the housing sites, ensuring all common areas are maintained and in a clean, safe, and presentable state including mechanical/facilities rooms.
- Assess, troubleshoot, and triage maintenance requests and prepare work orders as per deficiencies, including inspection reports, and other documentation and paperwork as required and in an efficient and timely manner.
- Make recommendations for capital repairs.
- Assist and support in unit turnover with light repairs and cleaning in coordination with house managers. Complete suite remediation if necessary.
- Respond to emergencies related to the site during working hours.
- Refer Family Members to the appropriate staff team members when necessary (ie. regarding complex health and social issues if encountered).
- The Housing Maintenance Coordinator may be regularly exposed to and in direct contact with dust, dirt, fumes, substance use, cleaning and other chemicals, germs, and human waste.
- The Housing Maintenance Worker maintains the cleanliness of the grounds, may be required to clean vacant rooms, reporting any damage and/or problems in the building to the House Manager.
- Ensuring adherence to safety procedures/practices when dealing with hazards.
- Monitor parking lots for unlicensed and unregistered vehicles.
- This is not an exhaustive list of duties and responsibilities. The Housing Maintenance Worker will also be required to complete other tasks as needed.
- Use LIMBLE as the dedicated maintenance request platform for ticketing

Weekly
- Walk sites on a weekly basis and report any maintenance issues directly to the House Managers.

Monthly
- Monthly meeting with House Management and Director of Housing to address facilities management, including any repairs and maintenance required through BC Housing.

Annually
- Collaborate with House Managers to perform site inspections as required; ensuring inspections of all units are completed bi-annually.
- Collaborates with House Managers to establish annual fire safety inspections, routine systems maintenance, and inspections (ie. elevator service schedules, fire inspections etc.).

Qualifications & Education
- High school diploma and two years' related maintenance experience
- An equivalent combination of education, training, and experience
- Knowledge of heating, plumbing, exhaust systems such as: PTAC, electrical duct heaters, residential energy recovery ventilators, and heat pumps and fan coil units is an asset
- Due to the nature of this role, a valid class 5 driver's license and satisfactory driving record is required.
- WHMIS certificate is required.
- Valid First Aid is an asset.
- Non-Violent Crisis Intervention Certificate is an asset.
