**Summary**
Garnett Capital Corporation (GCC) is a private capital firm located in Victoria, British Columbia. Predominantly in Commercial Real Estate and Equities Markets, GCC is continually and responsibly growing its portfolio of investments. GCC is looking to onboard a Project Coordinator, Project Manager, Development Manager, or similar role based on skills and experience (flexible title to suit). We have real estate holdings across Vancouver Island, throughout much of Canada, and down into the sun belt States. GCC is a respectful, professional, and collaborative work environment. You aren’t likely to find much information about GCC on line; we prefer to keep a lower profile.

**The Role**

The core responsibilities within the role are:

- Supporting the full lifecycle of commercial and residential construction projects including scoping and scheduling, tendering, onboarding and oversight of Consultants and Contractors, permitting (Development, Building, Demolition, etc.), for renovations, tenant improvements, and new construction
- Overseeing contracted property managers to ensure our assets are maintained including budgetary preparation and review, review and analysis of monthly reports, strategic planning and risk management
- Tenant Services including leasing, negotiation, and relationship management

The position is based in Victoria, BC with an office Downtown. Our office is open Monday-Friday 9am - 5pm. Remote opportunities are not available. Semi-formal business attire is required. Occasional paid travel will be required, most often on Vancouver Island but occasionally elsewhere including the United States.

**Desired Experience**
- Demonstrated experience leading or playing a critical oversight role in projects from inception to completion; construction experience an asset
- Municipal permitting processes
- Contract management, tendering and oversight of contractors
- Basic familiarity with architectural, mechanical and electrical plans
- Basic accounting; we have a full time controller on site
- Forming and maintaining relationships with various professionals in the real estate industry, including Brokers, Lawyers, Inspectors, Contractors, Consultants, Municipal Professionals, etc.
- Preparation and continual review of budgets
- Strategic planning
- Documentation management
- Real estate transactions including research, negotiation, documentation, etc.
- Presenting opportunities to potential investors, visually and orally

**Qualifications**
- University Degree - preferably in Commerce, Business Administration, Economics or similar
- 7+ years of general work experience, or equivalent combination of education and experience, with a minimum of 1 year experience in project oversight
- Class 5/7 Driver's license and your own reliable vehicle (mileage reimbursement when necessary)
- Excellent written and verbal communication in the English language; French or Spanish an asset
- Canadian Passport, or Permanent Residency with eligible passport for travel to the United States
- Preference towards non-smokers (same reason as above)
- Two professional references from direct supervisors

**Compensation**
- Salary - $60-$100k based on experience

**Salary**: $60,000.00-$100,000.00 per year
