**Position Overview**:
Woodgrove Senior Citizens Housing Society is seeking a highly organized and dedicated individual to fill the role of Building Manager for an 87-apartment complex. As a non-profit society, our mission is to provide affordable housing and a safe, comfortable living environment for senior citizens and persons with disabilities. The Building Manager is the representative for the society and will play a crucial role in ensuring the smooth operation of the complex and the well-being of its tenants, as well as manage stakeholder relationships.

This position is a fulltime on-site position and reports to the Board of Directors.

**Responsibilities**:
**1 Facility Operations Management**:

- Oversee the day-to-day operations of the apartment complex, ensuring adherence to all safety, security, and maintenance protocols.
- Coordinate with staff and contractors for repairs, maintenance, and upgrades.
- Monitor and inspect the building systems, including HVAC, plumbing, electrical, and other essential equipment, promptly addressing any issues.
- Maintain accurate records of maintenance activities, inspections, and repairs.
- Submit monthly operations and maintenance reports to the Board of Directors.

**2 Tenant and Community Relations**:

- Foster a welcoming and inclusive environment for the tenants, promoting a sense of community.
- Respond promptly and professionally to tenants' inquiries, concerns, and requests, striving to provide excellent customer service.
- Coordinate with appropriate service providers to support the needs of the tenants.
- Collaborate with community stakeholders.

**3 Lease Administration**:

- Manage the leasing process, including advertising vacancies, conducting applicant screenings, and preparing lease agreements.
- Manage the rent review process, and report as required to BC Housing.
- Manage the collection of rent payments, ensure accurate record-keeping, and address any delinquencies in compliance with established policies and procedures.
- Enforce community guidelines and regulations, resolving any violations or disputes in a fair and respectful manner.

**4 Financial Management**:

- Assist in the development and management of the annual operating budget for the complex.
- Monitor expenses, track invoices, and maintain financial records in coordination with the bookkeeper and treasurer.
- Collaborate with the Board of Directors to identify cost-saving opportunities and maximize the efficient use of resources.

**5 Emergency Preparedness**:

- Develop and implement emergency response plans, ensuring tenants' safety during fire drills, natural disasters, or other emergencies.
- Maintain up-to-date knowledge of emergency procedures, including evacuation routes and safety protocols.
- Act as the primary contact for emergency services and communicate effectively with tenants during critical situations.

**Qualifications**:

- Post-secondary diploma or degree in a related field.
- Proven experience in residential property management, ideally in a senior living or subsidized housing setting.
- Excellent organizational and time-management skills, with the ability to multitask and prioritize responsibilities effectively.
- Strong interpersonal and communication skills, with the ability to interact compassionately with seniors and maintain positive resident relations.
- Knowledge of local housing regulations, tenant rights, and fair housing practices.
- Ability to respond calmly and efficiently in emergency situations, demonstrating leadership and problem-solving skills.
- Understanding of budgeting and financial management principles to assist with the preparation and monitoring of budgets.

**Salary**: From $50,000.00 per year
