Strata Maintenance Worker for Luxury Coal Harbour

General maintenance tasks and water feature maintenance. Reporting to the Building Manager / Head Concierge, and Strata Council. The maintenance worker be responsible for the maintenance of the interior and exterior of the buildings to a prestige level that residents are proud to belong to and that the public admires. The main focus of the position is managing, cleaning the water feature.
**Responsibilities** - **Maintain the Water Feature**
**Exterior**
- Daily clearing of the water feature from debris and leaves. This is a manual task requiring -getting into the water with hip waders. Work increases in October and November.
- Clear drains from leaves
- Power wash as required minimum weekly the tops of the cement and granite ledges surrounding the water feature.
- Test chemical levels. Add by hand extra chlorine when necessary - hot summer days. Pool chemical course asset, or willingness to take this short course
- Monitor water level - ensure automatic sensor for water level is working.
- Sweep water feature bottom and walls as required or at least weekly to help prevent the build-up of algae.
- Drain water on request from Building Manager/Head Concierge. Open drains in the water feature and open or close relevant valves in the pool room.
- Re-fill water. Close drains in the water feature and open or close relevant valves in the pool room. Discuss re-filling process with Building Manager / Head Concierge to clear pipes of debris.
- Erect and take down as required temporary fencing for security along the seawall section of the water feature.
**Pool room**
- Monitor chemical levels and re-fill chemical feeder container, as necessary.
- Adjust chemical control meter as required.
- Adjust valves as necessary to allow more or less water circulation to prevent sucking noise in drains.
- Clean two (2) filter baskets in pool room minimum three (3) times per week
- Back-wash minimum three (3) times per week
- Inform the Building Manager /Head Concierge well in advance of the need to purchase more chemical.
**General Maintenance**
- Power wash an area of an exterior walkway or forecourt of 1717 on request from the Building Manager / Head Concierge
- Power wash parkade visitor's area on request.
- Clean oil spills from vehicles in the parkade and inform Building Manager / Head Concierge of stall number
- Check a minimum twice per month and remove as necessary leaves or debris. (fourteen drains).
- Check weekly and remove as necessary pebbles from under the airbags for each cooling tower.
- Ensure all mechanical rooms are free of debris. Contracted cleaners will sweep and mop mechanical rooms monthly.
- Replace burnt out lights in common areas including balconies, decks, and terraces. Inform the Head Concierge if a certified electrician needs to handle.
- Clear debris from drains in the parkade and around the exterior ground level drains.
- Repair door handles and locks. Advise Building Manager / Head Concierge if locksmith is required.
- Check parkade exhaust fans for debris and clean as necessary minimum annually.
- Check outside exhaust fan wells and remove debris.
- Water exterior planter pots on exterior grounds as needed.
- Place and re-fill tree bags as necessary in the summer
- Be prepared to fulfill any light maintenance task requested by the Building Manager / Head Concierge.
- Maintain and organize storage room of supplies and equipment.
- Ensure all is in order or report to Building Manager / Head Concierge.
**Carpentry/Painting**
- Perform small electrical, carpentry or mechanical jobs. Tasks that require licensed tradesperson will not be done by maintenance worker.
- Patch gyprock walls and repaint sections, if necessary. The employee will not attempt something that requires a professional trade.
- Repaint specific common areas as directed by the Building Manager /Head Concierge.
- Perform any miscellaneous duties as requested by the Building Manager / Head Concierge.
**Exceptions**
- Power washing of the exterior grounds and sidewalks is performed annually by a contracted service.
- Power washing of the water feature is performed annually by a contracted service. If the employee can handle an interim necessary cleaning, arrangement will be made between the employee and the Strata to perform the work.
- Power washing of the parkade is performed annually by a contracted service.
- Only upon direction from the Building Manager /Head Concierge would the employee enter a residential suite to address a maintenance issue.
