Support Staff Full-time New Position

The Building Operator is responsible for the daily Service and preventive maintenance of ventilation equipment and other mechanical equipment, including but not limited to filter changes, cooling tower chemistry, lubrication of bearings, belt maintenance and cleaning of fans, ductwork, coils, etc.

In order to achieve this objective, the Building Operator is required to be active in health and safety planning, accident prevention, adhering to procedures and safe work practices as required and in accordance with relevant health and safety legislation, regulations, and Conestoga’s safety policies. Some travel between campus locations may be required.

**Responsibilities**:

- Service and preventive maintenance of ventilation equipment, boilers, chillers, cooling towers, pumps and other mechanical equipment that does not require a trade license including, but not limited to, filter changes, cooling tower chemistry, lubrication, bearings, belt maintenance and cleaning of fans, ductwork, grills, coils, etc.
- Escalate tasks that require a trade license to trade employees within Facilities Services
- Assist in fire alarm testing, weekly and monthly testing of generators and recording the parameters, troubleshooting minor issues
- Monitor and change the setpoints of the Building Automation System (BAS) and understanding the outcome of making the changes
- Provide support to the Trades team of HVAC Tech, Electricians, Plumbers, and BASs in managing building infrastructure, electrical systems, generators, and fire protection systems
- Examine allocated work orders; utilize a computer or mobile communication device to provide updates on the progress of tasks
- Working on an elevated work platform (scissor lift, aerial boom, etc.) and performing special tasks (i.e., cleaning air vents/grills
- Assist with emergencies at the main campus (e.g., sprinkler leaks, fire alarms, water leakage etc.) and mobilize additional assistance as needed

**Qualifications**:

- High School Diploma or GED is required
- Building Environmental Systems (BES) Operator Class I certification is required
- Three years of practical experience in building operations in a commercial and/or industrial environment
- Demonstrated experience in operating power and hand tools safely
- Basic computer literacy and ability to use Microsoft Office Suite software
- Excellent communication and interpersonal skills with a focus on customer service and putting client needs first
- A valid Class G Drivers License in good standing with personal transportation being an asset
