**Position**:Building Operator _(Onsite)_

**Reports to**:Property Manager

**Job Summary**

The Building Manager is a member of the Management team and has overall responsibility for the day-to-day maintenance and operations of our multi-family residential building in Edmonton. Ensuring all systems are in optimal condition. Working directly with the Property Manager, this individual will contribute to the overall satisfaction and comfort of our residents.

**Responsibilities**

**Maintenance and Repairs**
- Oversee the day-to-day operations of the building, including but not limited to tenant relations, repairs and maintenance.
- Conduct regular inspections of the property to identify maintenance needs.
- Perform routine maintenance on building systems, including but not limited to HVAC, plumbing, electrical, and fire safety equipment.
- Supervise all trades and service required and liaise with tenants at the property in the best interest of the owner.
- Address and repair any issues that arise promptly to ensure all systems uphold operational efficiency.
- Oversee and/or complete the maintenance and repair of all appliances in suites and common-areas.

**Tenant Relations**
- Address all requests and concerns in a timely and professional manner.
- Collaborate with the Property Manager.

**Safety Compliance & Emergency Response**
- Conduct safety inspections and address any safety concerns promptly.
- Ensure compliance with safety regulations and building codes.
- Maintain accurate records of safety inspections and corrective actions.
- Develop and implement emergency response procedures.
- Act as the primary point of contact during emergencies and coordinate with relevant authorities.
- Conduct regular emergency drills to ensure all tenants and staff are prepared.

**Grounds Keeping**
- Oversee landscaping and grounds maintenance to ensure a clean and attractive property including outside the property along the sidewalks and two outdoor patio areas.
- Schedule and coordinate seasonal tasks, such as snow removal and lawncare with Property Manager.

**Security Coordination**
- Work with security personnel to ensure a safe and secure environment for all tenants and staff.
- Manage access control systems and surveillance equipment.

**Compliance and Regulations**
- Stay informed on local, provincial and federal legislations and ensure property compliance will all applicable laws, codes and regulations.
- Prepare and maintain records related to property licenses, permits, inspections, and insurance.

**Requirements**:

- 2 years in residential building operations experience with a background in multi-family and multi-use builds.
- Post-secondary degree and/or training in an applicable field is required.
- Strong knowledge of all building systems, including HVAC, plumbing, electrical, and fire safety.
- Understanding of relevant laws, regulations and building codes.
- Excellent problem-solving and troubleshooting skills.
- Effective communication and interpersonal abilities.
- Ability to work independently and collaboratively within a team.
- Basic computer skills for record-keeping and communication

**Job Types**: Full-time, Part-time

**Salary**: $40,000.00-$70,000.00 per year

Expected hours: 20 - 40 per week
