**Head of Maintenance/Building Superintendent responsibilities include**:

- Managing all maintenance workers and security staff of the assigned property
- To report directly to the property manager
- Inspecting and arranging maintenance and security procedures to meet standards

Job brief
We are looking for a Head of Maintenance/Building Superintendent to be responsible for the direct management oversight of assigned residential properties. The goal is to maximize asset value, customer satisfaction and service.

Under the direction of the Property Manager and Board of Directors, within the limits of the property’s policies and procedures, Head of Maintenance has to deal with resident inquiries, programming keys, garage remotes, intercoms, assisting in package and parcel retrieval, greeting contractors and service people, inspect the common spaces, and provide an efficient and friendly service to our residents in respect of general condominium security and guest relations.

**Responsibilities**:

- Managing all maintenance workers and security staff of the assigned property
- To perform minor repairs, painting, plastering, place service calls, clean the property as needed
- Inspecting and arranging maintenance and security procedures to meet standards
- Maintain a positive, productive relationship with residents, staff and contractors
- Assist in overseeing property’s staff and assess its performance
- Greet and welcome contractors to the building
- Handle all resident requests, queries, comments and complaints in a courteous and prompt manner, taking the necessary action steps and ensuring follow-through and reporting to the property manager where required.
- General daily tours of the property to ensure the maintenance and security standards are being met

**Requirements**:

- Proven work experience in a similar role
- Fully understanding building maintenance and security
- In depth knowledge of all rules and regulations surrounding property management
- Competency in MS Office and relevant databases and software
- Ability to program electronic keys, garage remotes, intercoms, assisting in package and parcel retrieval.
- Ability to place service calls to vendors and report to the property manager in an organized manner
- Ability to view security footage and track infractions
- Customer focus and bottom line orientation
- Interpersonal savvy with strong communication skills
- Well organized with excellent time management skills
- Must be bilingual; English and French speaking and writing

**Job Types**: Full-time, Permanent

**Salary**: $60,000.00 per year
