**POSITION**: **Operations Manager**

**REPORTS TO**: **CFO and indirectly to Vice President / President**

**MANAGES**: **Construction Operations and Development Operations**

**POSITION OVERVIEW**

**Spire Construction Inc is a well-established construction company looking for an Operations Manager who will work closely with our Construction and Development teams in the pursuit of successful execution of projects and growth opportunities. As a key member of the management team, the Operations Manager will have the opportunity to have influence on the performance, profitability and positioning for the future.**

**ROLES, RESPONSIBILITIES & EXPECTATIONS**

**General Management and Administration**

1. Human Resources
- Oversee coaching, development and training of current construction and development teams
- Onboarding and offboarding of staff members
- Oversight of staff vacations, absence leaves etc
- Ownership of Employee Handbook and implementation of HR policies
- Review benefits administration with CFO as needed

2. Information Technology
- Liase with external IT to ensure all corporate hardware and software needs are maintained with mínimal down time
- Participate in coordination with IT team for future software implementations and hardware requirements

3. Insurance
- Point of contact for all corporate and project specific policies
- Help collect all required data for annual corporate and operating asset policies
- Coordination of information required for claims, client queries, and additional insured certificates

4. Process improvement
- Identify weaknesses and gaps within current internal processes and work with management teams to process re-engineer for efficiency
- The ability to effectively analyze negative results and make recommendations to improve workflow and minimize risk
- Maintain documentation of workflows for ongoing process improvement

**Construction and Development Operations**

1. Strong understanding of Job costing and construction projections

2. Contract management
- Assist with execution and proper filing of construction, subcontract, service and other contracts
- Assist with review of proposed CCDC contracts for pre-construction and construction including, accuracy of information and language revisions

3. Supporting, understanding and advising the client as to the requirements and his/her obligations throughout the design and construction process

4. Representing the company in liaising with the Client and meeting their expectations and requirements

5. Assist project teams in project forecasting and scheduling to ensure client deliverables are on time and on budget

6. Participate in team review of various Classes of project budgeting

8. Ensure teams are utilizing Due Diligence Checklists to ensure project documentation is complete prior to kick off and mobilization

9. Out of the box thinker who is creative in problem solving to meet client needs

10. Profitability minded and focussed on the bottom line

**QUALIFICATIONS & COMPETENCIES**

**Education & Experience**

1. Post-secondary degree in business administration, commerce, engineering, architecture or similar

2. Must have minimum of 3 years’ experience in a managerial capacity overseeing teams of 10 or more

3. 2 to 3 years of relevant construction and/or development experience in scopes such as civil, structural and tilt-up construction is preferred

4. Project Management certification is an asset

5. Knowledge of contract administration, the builders lien act and building regulations within Western Canada is a definite asset

6. Understanding of construction management principles

7. Exceptional communication and time management skills

8. Exposure to course of construction, wrap up and general liability coverage requirements and limits

**Technical Skills**

1. Prior working knowledge of Sitemax, Spectrum, Bluebeam and other construction management and accounting software's

2. Proficiency in MS office is required

3. Familiarity with construction drawings (IFT & IFC)

**Soft Skills**

1. Strong written and spoken English

2. Must have ability to multi-task and use sound judgment to prioritize activities

3. Must have exceptional communication skills, both verbal & written

4. Must possess strong leadership abilities and a demonstrated record of gaining trust and respect of staff

5. Strong negotiation skills and the ability to navigate difficult conversations with internal or external parties

6. Must have strong organizational and time management skills

7. Must be a self-starter and able to excel with limited supervision

8. Continual curiosity and a questioning mind
