Western Securities is currently under construction on several projects including the first phase of Uxborough, a mixed-use development adjacent to the Calgary Cancer Centre, and Fourth Street Lofts, a high-rise multi-family development in the Beltline. WSL has several new, major projects in the early stages of development and is constantly evaluating new development opportunities throughout Calgary.

Construction Project Manager Role:
Typical Projects will include:

- Multi-phase mixed use projects at various stages of development.
- High-rise multi-family projects at various stages of development, from feasibility through handover to operations, some with affordable housing components.
- Small scale commercial and residential projects

**Prerequisite Training and Experience**:

- A post-secondary qualification in architecture, engineering, or related fields of study.
- A minimum 6 years’ post graduate experience in the field of **building design**, project management, construction, cost consulting or development. A combination of these would be ideal. Previous experience in private, commercial real estate project management will be advantageous.
- Demonstrable experience in managing multi-disciplinary teams, producing high quality, written technical and analytical documents, presenting options and recommendations.
- Experience preparing and managing development or construction budgets.
- Familiarity with implementing, improving, and developing systems, processes, policies, and procedures for all activities related to construction and development.
- Working knowledge of space layout and design, construction details, estimating and value engineering.

General Skills
- Strong time management discipline and ability to prioritize multiple, concurrent projects.
- Ability to make presentations in clear language on complex topics to a variety of internal and external audiences.

Technical Skills
- Proficiency in Microsoft Word, Excel, PowerPoint, and Project. Experience in operating document and project management software such as Procore, Newforma will be an asset.
- Expertise in reading and understanding architectural and technical drawings is a prerequisite. Ability to highlight and provide solutions for constructability and/or long-term operations and maintenance issues from drawing reviews will be an asset.
- Expert analytical skills with proven experience in developing strategic solutions.
- Ability to forecast and estimate costs as well as prepare budgets.

- Strong project-level leadership. Ability to mentor supporting project coordinators and other project staff.
- Experience preparing and documenting professional service agreements and construction contracts.

- Excellent customer service attitude.

**Core Responsibilities include, but are not limited to**:
**Development & Project Management**
- Contribute to and develop project financial models/ proforma,
- Prepare and manage project schedule, budget, and scopes to ensure timely completion within budgetary guidelines,
- Undertake and support property pre-purchase due diligence including site investigations, entitlement research, etc.
- Competitively procure and effectively manage multi-disciplinary consultant teams through design & pre-construction ensuring design intent is maintained and team members are communicating effectively,
- Monitor tracking of project estimates, costs, invoices, and cash flow to ensure that development budgets and business plan goals are met,
- Coordinate permitting activities,
- Manage environmental assessments, land use issues, entitlement issues and negotiations,
- Develop cost estimates and value engineering strategies for construction projects,
- Review construction documents for scope, phasing, constructability, and completeness so as to eliminate unforeseen changes and increased costs,
