Residential Property Manager - Peel Housing Corporation Regular Full Time Salary Range: Non Union Band I; $103,175 per annum-$128,969 per annum plus comprehensive benefits and vacation accrual Hiring Range: $103,175 per annum -$116,072 per annum Work mode: Hybrid; 2 On-site days per week which can increase based on operational requirements Location: 7120 Hurontario St. Mississauga, ON and regular travel to Peel Housing Corporation sites with Brampton, Mississauga or Caledon Hours of work: 35 Hours per week plus rotational on-call as required; flexibility in working hours will be required. Who we are: Peel Housing Corporation provides safe, affordable housing to over 17,000 tenants across 69 residential properties within the Region of Peel. Peel Living is the largest community housing provider within Peel, representing half of the affordable units within the Region. Reports to Manager, Operations and Tenancy Management Team Structure: Oversees a team of both unionized and non unionized employees including: 7 Resident Superintendents, 1 Cleaner, 2 Building Monitors and 1 Student. What You Will Do In This Role Oversees a portfolio of Transitional and Residential Housing properties, ensuring consistent, high‑quality operations and maintenance. Makes day‑to‑day operational decisions and coordinates communications across sites. Ensures buildings meet standards for maintenance, cleanliness, safety, appearance, and customer service in a cost‑effective manner. Monitors site activities and building operations through regular inspections and reporting. Promotes successful tenancies through effective tenancy management, community engagement, and service partnerships. Supports compliance with all applicable legislation and service delivery requirements. Oversees all contractor work on site, including performance monitoring, invoice management, and detailed inspection reporting. Maintains strong relationships with vendors and sector organizations such as OMSSA, ONPHA, and SHSC. Builds partnerships with neighbourhoods, community agencies, and social groups to support community development and tenant well‑being. Prepares annual operating budgets for each site and monitors monthly expenditures to ensure alignment with best practices and budget limits. Produces monthly and ad‑hoc operational and financial reports, including site activity updates and variance analyses. Assists in planning and developing capital investments related to building assets. Identifies resource requirements to support long‑term operational and financial sustainability in collaboration with the Manager of Housing Operations and Tenancy Management. Leads a multi‑disciplinary team through recruitment, coaching, performance management, delegation, and professional development. Ensures team objectives, service standards, and quality expectations are consistently met. Assists the Manager in developing property management procedures and support materials such as superintendent manuals. Contributes to community renewal initiatives and operational improvement programs. What The Role Requires A satisfactory Vulnerable Sector Check (VSC) obtained directly from a police station (third‑party background checks will not be accepted). Post‑secondary diploma/degree in Property Management or related field with at least 5 years property management experience; Social Housing experience is an asset. Three years of supervisory/leadership experience leading employees within a unionized environment. Knowledge and direct experience with Region of Peel Shelters and Transitional Housing. Knowledge of general building operations and maintenance. Knowledge of the Housing Services Act and Residential Tenancies Act and relevant legislation including: Occupational Health & Safety Act, and the Human Rights Code. Strong knowledge of building systems and the maintenance requirements of residential rental units and technical audits. Working knowledge of the funding and operating agreements to sustain social housing. Working knowledge of operational budget planning and oversight. Combination of education and experience may be considered. Skills/Abilities Strong decision making capabilities; sound judgment and critical thinking skills to effectively manage resolve complex or sensitive issues. Short‑ and long‑term planning skills and ability to develop and execute plans. Knowledge of project management methodology & change management principles.
