THE ROLE:

Reporting to the President and leading two Property Accountants (Canada & US), the Controller is responsible for leading the accounting and finance operations of the organization. This operational leadership role involves ensuring accurate financial reporting, refining standard operating procedures, and maintaining compliance with relevant legislation. The Controller will leverage their financial expertise to contribute to strategic initiatives and will lead, train, and collaborate with teams while demonstrating strong business acumen, communication skills, and process management capabilities.

RESPONSIBILITIES:

  • Leading the preparation of the yearly and monthly financial reporting packages (including variance reporting, forecasting and the budget process).
  • Provide analysis and recommendations in relation to complex accounting standards.
  • Prepare annual pre-bill statements.
  • Preparation of deliverables for external accountants for year-end.
  • Manage the month end close process.
  • Assist in the preparation of government remittances and filings.
  • Provide ongoing analysis of the impact of Canada and US legislation on company financial matters.
  • Establish and maintain accounting procedures.
  • Planning and preparing annual operating and capital budgets.
  • Evaluate auditing systems and recommend and implement changes as required.
  • Prepare financial statements, analyses, and reports and present with recommendations.
  • Prepare annual CAM reconciliations.
  • Lead assigned projects as required by the President.

QUALIFICATIONS SKILLS & ATTRIBUTES:

  • CPA designation or equivalent experience within property management.
  • 5+ years experience in a complex, multi-entity environment.
  • Experience and knowledge in real estate, property management and mixed asset class (commercial and multi-family).
  • Experience in residential, commercial and real estate accounting.
  • Yardi Voyager super user status preferred.
  • Experience with regulatory compliance in property management, including annual filing requirements, tax compliance, and monitoring internal processes for alignment with legislation.
  • Demonstrate strong analytical agility, attention to detail, and the ability to address complex accounting issues while aligning decisions with strategic objectives.
  • Proven ability to lead teams and drive change within a dynamic environment, emphasizing process management, efficiency improvements, and execution of new systems.
  • Exceptional interpersonal and communication skills, both written and verbal, with the ability to build relationships, handle tough conversations, and champion upcoming changes.
  • Excellent time management skills to efficiently manage multiple tasks and meet tight deadlines.
  • Advanced Microsoft office skills with expertise in Excel
