Vice President, Head of Recruiting - Bullpen Chief Investment Officer About the Opportunity Bullpen, on behalf of our client, is seeking a seasoned Chief Investment Officer (CIO) to lead all investment strategy, acquisitions, and capital markets activity for a rapidly growing commercial real estate investment and development platform. This is a pivotal leadership role overseeing the full investment lifecycle — from sourcing and underwriting through closing and performance tracking — as the firm scales toward a $1B AUM target within the next five years. The firm combines institutional‑grade discipline with an entrepreneurial culture and has built a portfolio exceeding $250M across stabilized and development assets. The CIO will work closely with ownership, development, and asset management to execute a disciplined, growth‑oriented investment strategy across key Western Canadian markets. Key Responsibilities Define and execute the firm’s investment strategy across target markets, asset classes, and risk profiles. Lead the acquisitions function, setting targets for volume, returns, and capital deployment. Prepare and present investment memoranda to the investment committee. Track performance metrics including IRR, equity multiple, and deal execution vs. projections. Contribute to broader strategic planning and portfolio management decisions at the executive level. Deal Sourcing & Origination Identify new opportunities through broker networks, direct outreach, and market intelligence. Maintain visibility in the marketplace through relationships, events, and strategic partnerships. Source off‑market transactions and cultivate long‑term deal flow across priority markets. Financial Analysis & Underwriting Oversee underwriting, feasibility analysis, and sensitivity modeling for all investments. Test multiple capital structures (debt, equity, JV) to maximize risk‑adjusted returns. Benchmark assumptions against market data and completed transaction performance. Negotiate LOIs, purchase and sale agreements, and partnership terms. Manage due diligence, including third‑party reports, lease audits, and zoning reviews. Oversee financing strategy, including debt proposals, equity term sheets, and partner structures. Ensure all transactions are executed efficiently, on time, and within return parameters. Qualifications 20+ years of progressive experience in real estate investments, acquisitions, or development. Demonstrated success executing and overseeing commercial transactions from sourcing through closing. Deep financial acumen with mastery in underwriting, capital markets, and partnership structuring. Proven leadership in building and scaling investment teams or platforms. Bachelor’s degree in Finance, Real Estate, or a related discipline (MBA or CFA preferred).
