Overview Dream is looking for an Analyst, Debt Join us for an exciting and rewarding opportunity to support underwriting, origination, and management of Dream’s debt portfolio. You will handle a range of tasks across a portfolio that includes land and construction financing, conventional term mortgage financing, corporate credit facilities, affordable housing and sustainable finance initiatives, and other public and private capital vehicles within and outside of Canada. You will manage debt for a portfolio of first-class commercial properties across asset classes, including residential, office, industrial, commercial assets, and large-scale mixed-use developments. This work spans Dream’s public entities, such as TSX-listed Dream Unlimited Corp., Dream Office REIT, and Dream Impact Trust, as well as various private equity vehicles. Projects may include high-profile developments such as Zibi (Ottawa/Gatineau), Alpine Park (Calgary), Brightwater (Port Credit), Quayside (Toronto), Odenak (Ottawa), and the Brighton Community (Saskatoon). This role may be based in either Calgary or Toronto and may require occasional travel. Please apply to the job posting with the location of your preference. What will you do? In this role, you will drive the finance origination, underwriting and reporting processes for new developments, re-developments, and investments/acquisitions within your debt portfolio. The Analyst works cross-functionally with Development, Investment, Asset Management, Leasing, Accounting, and other teams, and industry professionals. You will be challenged with complex projects and can grow to lead the debt process from start to finish within your portfolio. You will impact capital stack strategy and how we approach lenders to source competitive loan structures and terms. You will contribute to the risk management process, review debt maturities and loan structures, and deepen knowledge of the real estate industry across asset classes. Responsibilities Conduct project, property and portfolio level financial and risk analyses and provide recommendations to senior management. Prepare financing presentations and confidential information memorandums (CIMs) and participate in lender presentations. Prepare comparisons and analyses of financing proposals. Review loan-related documentation (e.g., commitment letters, credit agreements, financial reports, development plans/approvals, leases, purchase and sale agreements, appraisals, third‑party reports). Liaise with lenders, internal teams and stakeholders to ensure all supporting documents and pre-funding conditions are satisfied prior to funds receipt. Coordinate with third‑party partners during loan close (e.g., joint venture partners, property managers, external consultants, legal representatives) as well as internal asset managers and investment teams. Maintain debt database records, tracking key debt terms, lender reporting requirements, and post‑execution activity. Collaborate with Accounting, Strategic Finance and Asset Management to monitor risk, including covenants, maturities, refinancing underwriting, and cash-flow analyses. Coordinate lender financial and compliance reporting. Collect information for lender consent requests and respond to lender inquiries with cross-functional teams. Coordinate debt portfolio operations, including interest rate management, loan draws and repayments, and financial/risk analyses to provide debt optimization recommendations to senior management. Prepare monthly debt management reports for senior executives. Handle special projects, ad hoc reports, and other activities as assigned. What type of experience do you have? Bachelor’s degree in finance, real estate, or accounting. 2–4 years of relevant professional experience, with preference for real estate finance or commercial real estate lending experience. Familiarity with the real estate landscape, including acquisition/investment, development, asset management, and financing. Development budgets and pro-formas are a plus. Experience in debt modeling or underwriting is a plus. What skills and strengths do you have? Analytical thinking with strong attention to detail and the ability to identify risks and solve problems creatively. Advanced Excel proficiency (cash flow modeling, pivot tables, database management). Advanced PowerPoint proficiency for high-quality pitch decks. Strong written and verbal communication for reports, presentations, and meetings. Ability to interpret complex loan documents and contracts. Strong collaboration skills and the ability to build relationships across the organization and with external partners. Curiosity and growth mindset, with a drive to champion process improvements. Excellent time management and ability to multitask in a fast-paced environment. Proven project management skills with the ability to manage multiple projects from start to finish. Total Rewards @Dream This is a regular, full-time position with a base salary range of $70,000–$85,000. In addition to base salary, the role is eligible for a performance-based bonus and a comprehensive benefits package, including paid vacation and personal days, flexible benefits, mental health resources, perks and discounts, professional development support, and team events. Compensation depends on experience, education, and designations, with flexibility for exceptional candidates.
