The Project Manager – Infrastructure will report to the Director of Capital Projects and is responsible for leading the Comfort Inn maintenance program and for the project management of small, mid‑to‑large‑scale projects related to the ongoing operations of the hotel facilities, including building envelope, mechanical systems, elevator modernizations, landscape & parking areas. This is a mid‑level management position and the successful candidate will organize and manage the project management for the infrastructure projects for many of the hotels within the InnVest portfolio. The project manager will act as the direct contact for interior designers, architects, engineers, general contractors, procurement and hotel staff. The project manager is expected to have strong problem‑solving skills and possess broad experience in building infrastructure. A background in hotel buildings is a strong asset. The Project Manager will assist the Asset Management and Hotel Management in developing the project brief and budget during the creation/initial stage of the project and, upon budget approval, will manage, or assist the hotel operations team in managing, the infrastructure project through to completion and occupancy. The Project Manager – Infrastructure is expected to be travelling approximately 50% of their time and may be based at one of the hotels or work from home. ACTIVITIES Manage the Maintenance Program across all of the Comfort Inns in the InnVest portfolio which includes annual site inspections and reporting to hotel and team leaders As the Capital teams representative coordinate with the Asset Management and Hotel Operations Teams to develop the necessary essential and critical projects Assess emergency project requirements where unexpected conditions are required Provide support materials for capital budget approvals and project‑specific approvals. Identify resources required to execute capital plan and manage cashflow Identify scope of work and work with hotel GM’s get quotes from qualified trades based on the scale of the project. Prepare and issue Requests for Proposal ("RFP") or obtain quotations based on scale of project and provide analysis and recommendation of submissions received. Generate AFE’s for submission for project approval, including presentations to InnVest executive if required. Lead regular project coordination meeting during all stages of the project (i.e. Elevator projects) Coordinate activities of consultants and contractors Provide weekly reporting to Director, Capital Projects Attend the construction site at intervals appropriate to the scope of work and schedule Coordinate and facilitate change order and billing processes Provide cost tracking and schedule tracking reporting, approved versus actual Conduct and coordinate ongoing field reviews and deficiency lists Assist in the preparation of 3‑year Capital Plans Ensure InnVest’s internal controls are followed throughout the project schedule COMPETENCIES WE ARE SEEKING Post‑secondary degree in Business, Hospitality or Architecture. Knowledge, Experience and Skills Requirements: Entry level training completed (CAPM), and/or working toward Project Management (PMP) designation 5 years’ experience in the construction or hospitality industry in project roles Demonstrated superior analytical skills, with attention to detail Demonstrated ability to manage complexity, multi‑project work Self‑motivated, takes initiative in creating and refining processes and workflows Excellent oral and written communication skills Excellent relationship skills – able to build and maintain a diverse relationship base High level of proficiency with Microsoft Project, Excel and PowerPoint Prior experience working with QuickBase systems is an asset Required to work flexible schedule depending on deadlines Travel to renovation / construction site will be required Mental Effort required to perform the job: Frequent mental and visual concentration during computer work, for accuracy in data entry and editing. Continuously listening and mental attentiveness in dealing with customer or public queries, and Manager’s requirements. Frequent mental effort is required in multi‑tasking and handling interruptions that require constant refocusing. Physical Effort required to perform the job: Continuously requires manual dexterity speed and hand/eye coordination for daily work at a computer. Periodic lifting of computer hardware and administrative materials such as laptops, physical files, binders, etc. Responsibility for Resources: Responsible for work area. Responsible for confidential Revenue Management documents, equipment, and protocols related to the company. Working Conditions: Governed by concurrent and dynamic deadlines, despite conflicting priorities and frequent interruptions. Intermittent exposure to co‑workers/clients; occasional handling of queries and calls from properties. Continuously working at a home office workstation as approved by the Manager. Continuously working in a climate‑controlled home office. Occasionally required to travel to properties under the direction of the Vice President, Revenue Optimization & Strategies and/or Senior Vice President of Operations. Frequent meetings (in‑person, virtual) to discuss various Revenue Management subject matter. Regular working hours and frequently required to work extra hours, as required.
