Summary The Building Maintenance Technician III is responsible for operating the facility including, but not limited to mechanical and other supporting systems; performing structured inspections, preventative and corrective maintenance, and routine and on-demand services on facility mechanical equipment and other systems. The Technician works in accordance with established processes and practices and complies with internal and external requirements including environmental, health and safety, and fire protection. Key Duties & Responsibilities Troubleshooting: Provides observations (and may be resolutions) about facility, mechanical, electrical equipment and systems conditions and deficiencies; offers suggestions for enhancement and repair. Maintenance: Performs work in accordance with established processes and practices; complies with environmental, health and safety, and fire protection requirements; conducts daily rounds; monitors and inspects facility technical and non-technical components; responds to routine service requests and performs preventative and corrective maintenance; operates facility mechanical, electrical and other systems; manages work orders from dispatch to completion and records resolution data within the maintenance system; ensures work meets quality and contractual requirements; assists in implementing the preventative maintenance program; identifies and escalates deficiencies and maintains related documentation; available to respond to building emergencies/alarms after hours on a rotation basis. Client Relations: Assists in enhancing tenant and customer satisfaction and maintains positive relations through service delivery. Administration: Participates in facility-related projects; ensures compliance with corporate and legislative policies related to environmental, health and safety, fire protection and other requirements; maintains tools and arranges for repair/replacement; performs other duties as assigned. Work Requirements: Willing to wear personal protective equipment. Knowledge and Skills High school diploma plus trades training and/or certification or licensing. Minimum 3 years’ experience with preventive and corrective maintenance on HVAC systems or pneumatic/hydraulic systems. Strong knowledge of facility operations and maintenance processes and practices. Ability to troubleshoot and repair mechanical and other building systems and equipment. Strong environmental, health and safety mindset. Customer-service orientation with a high sense of urgency. Knowledge of Building Automation Systems (BAS). Effective communication skills for data relay and clarification; mentoring skills to support development of junior technicians. Receptive to shifts, on-call/standby, and emergency call-outs; adherence to Health and Safety policies including PPE. Ability to obtain appropriate security clearance. Knowledge and understanding of HVAC systems. Licenses and/or Professional Accreditation Building Operator Certification or equivalent through an accredited institution required.
