General Description:

The General Manager of Property Services will oversee the overall management, operations, and maintenance of Madison Group’s commercial properties. This senior leadership role requires a strategic thinker with extensive experience in property management, a strong commitment to customer service, and a proven track record of managing large teams and complex property portfolios.

Primary Responsibilities:

  • Lead and manage the operations team, ensuring high performance and effective collaboration
  • Develop and implement strategic plans for property operations, maintenance, and improvements
  • Oversee the day-to-day operations of commercial properties, ensuring all properties are well-maintained and meet the highest of standards of safety and quality
  • Manage budgets and financial performance, including forecasting, expense control, and financial reporting
  • Foster strong relationships with tenants, addressing their needs and ensuring high levels of tenant satisfaction
  • Coordinate with contractors, vendors, and service providers to ensure timely and quality service delivery
  • Ensure compliance with all relevant laws, regulations, and industry standards
  • Implement and monitor preventative maintenance programs to reduce operational costs and extend the life of building systems
  • Develop and enforce policies and procedures to ensure efficient property operations
  • Analyze market trends and provide strategic insight to senior management for property enhancements and business growth
  • Lead initiatives for sustainability and energy efficiency across the property portfolio
  • Oversee and lead the Purchase Order (PO) monthly review at Head Office and ensure compliance, changes, and edits are completed for full accountability
  • Oversee, review, update, and issue, on an annual basis, of Property Building Manuals and Construction Manuals
  • Prepare and lead with all leasehold improvements (Landlord Work), tenant leasehold improvement, and capital work – tendering, budget vs. actual invoice tracking, change order management, variance analysis as required
  • Work with Tenant & Marketing Coordinator to prepare, budget, and put together a package for summer and holiday tenant events;
    • Tracking budget vs. actual costs
    • Assist with the set up on-site in coordination with building operators
  • Network in the real estate community for contractors, trades, building a list of contacts and expanding the relationship
  • Add on to an existing bullet – lead and review vendor contracts on an annual basis for prices, services, and make recommendations for improvement

Required Skills and Qualifications:

  • University degree and College diploma in Business Administration, Real Estate, Property Management, or a related field
  • Minimum of 7-10 years’ experience in Real Estate, Construction, or Project Management
  • Designation in RPA, FMA, or PMP strongly recommended
  • Ability to review and read all construction drawings for build-out
  • Proven leadership skills with the ability to manage and motivate large teams
  • Strong financial acumen and experience with budgeting, financial reporting, and expense control
  • Excellent communication and interpersonal skills
  • Proficiency in MRI Angus and Microsoft Office
  • In-depth knowledge of building systems, maintenance practices, and safety regulations
  • Strong problem-solving skills and the ability to make sound decisions under pressure
  • Commitment to customer service excellence and tenant satisfaction
