Northview Residential REIT in conjunction with WP Osborne Executive Search, is seeking a Director, Capital Expenditure to join their team.

Director, Capital Expenditure (Real Estate)

The Director, Capital Expenditure for Northview Residential REIT is a senior leadership role with the critical responsibility of overseeing the strategic planning, management, and optimization of Northview’s capital investments across its national residential properties’ portfolio. Reporting to the Vice President, Operations, the Director will draw upon their operational expertise, leadership, and vision to oversee the planning, execution, and monitoring of all capital expenditure projects to ensure alignment with organizational goals, financial objectives, and industry best practices.

The Director will lead and coach a team of project management, procurement, insurance and contract specialists, to ensure the delivery of upwards of $20M in capital projects that span across interior renovations, and physical infrastructure projects like roof, balcony, window replacements, boiler/chiller upgrades, elevator modernization, parking garage rehab, etc.

Strategic Planning, Budgeting and Forecasting

  • Develop and execute a long-term vision for Northview’s facilities including a comprehensive CAPEX strategy that is aligned with the company's long-term objectives and growth plans;
  • Prepare annual CAPEX budgets, forecasts, and variance analyses to support informed decision-making and optimize resource allocation;
  • Collaborate closely with cross-functional teams, including property managers, finance, operations, and senior leadership, to align CAPEX initiatives with business objectives and operational priorities;
  • Plan and allocate capital, equipment, and operating budgets to support current operations and long-term facility plans.

Project, Contract & Procurement Management

  • Lead the team to ensure successful project lifecycle, including project scoping, feasibility, vendor selection, contract negotiation, and execution oversight;
  • Work with the Manager, CAPEX to determine the scope of work to be completed including identifying milestone, schedule, budget and quality goals;
  • Work with Contracts and Procurement team members to negotiate contracts, monitor performance and maintain strategic partnerships with external vendors, contractors, and suppliers to optimize service quality, cost-effectiveness, and project delivery timelines;
  • Establish KPIs and performance benchmarks to track project progress, evaluate outcomes, and drive continuous improvement;
  • Ensure the cost-effective management of all processes related to the projects;
  • Oversight of projects execution to ensure projects are completed on time and within budget.

Value-Add & Sustainability Initiatives

  • Identify and execute value-add initiatives, including capital improvement projects, operational enhancements to drive incremental value and enhance asset competitiveness;
  • Promote environmentally responsible practices within facilities, including energy efficiency, waste reduction, and sustainable building materials.

Compliance, Safety and Risk Management

  • Identify, assess, and mitigate potential risks associated with CAPEX projects, ensuring compliance with provincial/territorial, and federal regulatory requirements, industry standards, and internal policies, while also preparing regular reports and presentations for executive stakeholders;
  • Implement safety protocols and emergency preparedness plans;
  • Work with the risk and insurance team to ensure compliance with health, safety, and environmental regulations though regular inspections and audits, and implementing corrective actions as necessary.

Qualifications

The successful candidate will possess aBachelor's degree in Engineering, Construction Management, Business Administration, Finance or related field with a minimum of 8 years’ experience in capital improvement project management, construction or related roles within the real estate, property management, or construction industries; strong financial acumen, with demonstrated experience in budgeting, financial analysis, and cost management; exceptional leadership and interpersonal skills, with the ability to collaborate effectively across diverse teams and stakeholders; proficiency in project management tools, enterprise resource planning (ERP) systems, and Microsoft Office Suite.

Professional certifications (e.g., PMP, CET, P.Eng) and knowledge of relevant regulatory frameworks (e.g., building codes, zoning ordinances) are considered strong assets.
