Job Description :

POSITION SUMMARY:

As a Retail Real Estate and Construction Specialist, you will be responsible for overseeing all aspects of real estate acquisition, development, and construction within the retail sector. You will work closely with internal teams, external partners, and stakeholders to identify strategic locations, negotiate lease agreements, and manage the construction process to ensure timely and cost-effective delivery of high-quality retail spaces.

KEY RESPONSIBILITIES

1- Real Estate Strategy: Develop and implement a comprehensive real estate strategy aligned with the company's growth objectives. Identify potential retail locations, conduct market research and analysis, and evaluate site feasibility.

2- Lease Negotiation: Lead lease negotiations with property owners and landlords to secure favourable terms and conditions. Negotiate lease agreements, including rental rates, lease duration, tenant improvements, and other key provisions.

3- Project Management: Manage all phases of the construction process, from project planning and design development to construction execution and project closeout. Coordinate with architects, engineers, contractors, and vendors to ensure project milestones are met on time and within budget.

4- Budget and Cost Management: Develop project budgets, monitor expenses, and track project costs to ensure adherence to budgetary constraints. Implement cost-saving measures and value engineering initiatives without compromising quality or safety standards.

5- Compliance and Permitting: Ensure compliance with local zoning regulations, federal law, building codes, and permitting requirements. Obtain necessary permits and approvals for construction projects and ensure all work meets regulatory standards and requirements.

6- Stakeholder Communication: Serve as the primary point of contact for internal stakeholders, including senior management, department heads, and cross-functional teams. Provide regular project updates, address concerns, and resolve issues to ensure alignment with organizational goals.

7- Risk Management: Identify potential risks and challenges related to real estate and construction projects. Develop risk mitigation strategies and contingency plans to address unforeseen circumstances and minimize project disruptions.

8- As part of their function, the incumbent must take all necessary measures to ensure their health and safety at work and that of employees under their responsibility, while seeing to the protection of the general public. They must make sure employees under their responsibility comply with all Health & Safety federal legislation. instructions, guidelines, policies and procedures.

ACADEMIC TRAINING

Bachelor’s degree or combination of equivalent education and experience

WORK EXPERIENCE

Minimum of 5 years of experience in real estate development, construction management, or related field, with a focus on retail projects.

Strong knowledge of real estate principles, lease negotiations, and construction practices within the retail industry.

Proficiency in using analytics tools, and spreadsheet (Google suite)

SPECIFIC COMPETENCIES

Bilingualism (English/French) is required

Position requires frequent travel within Canada for site visits, meetings, and project inspections, constituting approximately 70% of work time

Experienced in effectively coordinating and planning multiple projects, executing multiple tasks simultaneously and efficiently while working with conflicting priorities in a fast-paced environment.

Proven track record of successfully managing multiple real estate and construction projects from inception to completion.

Excellent project management skills with the ability to prioritize tasks, manage timelines, and meet deadlines in a fast-paced environment.

Strong negotiation, communication, and interpersonal skills with the ability to build and maintain relationships with internal and external stakeholders.

Proficiency in project management software, Microsoft Office Suite, and other relevant tools.

Knowledge of local building codes, zoning regulations, and permitting processes.

Ability to “think outside the box” and see the “big picture” impact of decisions and actions.

Strong analytical, problem solving, facilitation, and conflict resolution skills within a culturally diverse multi-location work environment.

Demonstrated ability to work with limited direction and supervision combined with the initiative to identify and resolve problems independently.
